This is a home built in 1981, tile roof. On the north side of the roof the tiles which overlap the rake boards are seperated from the main roof. Could this be caused by a warping rake board? I am recommending repair for obvious reason's, plus a bunch of broken tiles, just curious.

Rob, I have added another pic showing that angle. There is rot damage to the eave and facia board in that area. I didn't see that type of flashing.

Ok, that would worry me... Did you walk the roof and look at the underlayment, strapping and counter strapping? 81', you might not have counter strapping and that would have it's own negative implications.

I did not walk this roof. It was 33 degrees and more than enough ice on it to keep my butt off.

Ok, did you push up the third row to look under the tile? The first two rows are generally nailed. Whenever you inspect a tile roof it's imperative to look underneath it to at least identify the underlayment and its condition. With the absence of counter strapping you could have quite a mess.
