Now that HI's are licensed to do conducive conditions and wood rot, is a WSDA structural pest inspection (ICN)# required with every HI report if we don't find wood destroying insects during inspection???

I would think not. Only if doing a specific WDO type report/inspection. I have heard rumblings of quite a few home inspectors that are not keeping their SPI license now that we can report on rot and conducive conditions without the license.

Is Dr. Suomi having a conniption fit about the new licensing? Or, did he shepherd his concerns such that they were included in the legislation?

Hi,

Yeah, he's kind of standing in one place and the home inspection board is standing in another and neither wants to give right now. His position is that if you see insects you can't even report that fact in writing and must tell the client that you saw bugs, don't know what they are, and they need to get a bug guy out. If you are licensed as an SPI, you must include the ICN's on the report just as you always did. The ICN's don't apply to those not licensed as bug guys.

The law says that you can identify conducive conditions and rot and that insect issues have to be referred to a bug guy. That's fine, but there is nothing that says that you can't tell the client that the conducive conditions cause the rot and attract the bugs and that if they fix the conducive conditions and replace whatever it is that's rotting they'll pretty much have eliminated the bug issue. If they still want to spend money to follow the bug guy recommendation that's up to them - you've done what you needed to; informed them about the issues and made appropriate recommendations.

Seems reasonable.

At least there's work being done in defining roles and responsibilities in a coherent manner. Even if it's a pain in the ass........

Agree Robert... reason I ask is I always do a probe and visual pest inspection however only add ICN# to a 'Complete WDO Inspection' if I find WDI or client specifically requests it; otherwise conducive conditions and rot/ fungus are covered in my HI report.... Had a person tell me if you are a SPI you should always be doing a 'complete WDO inspection/ report' including ICN #....

looking to find out what others have heard???
