Probably 80% of crawlspaces I see need some improvement. This was the best one I've ever seen.

3k' sealed crawlspace, full slab, probably 20 lights throughout, GFCI receptacles, owner even furnished a car dolly to scoot around on.

Make a great RC car area???

I had added $25 to fee for size of crawlspace, I was so happy I cancelled the $25 !

Hi Jerry,

Yeah, they are few and far between; but when you get one it sure is sweet. In 16 years I've had a couple of dozen sealed crawlspaces but only one that was that nice over on Lake Sammamish.

Was the homeowner a builder or tradesman? Some will build their own houses better.

We must have stricter building codes up here. A concrete skim coat in the crawlspace is standard practice. When I see dirt, it's an older pre 70's house. Ditto for manufactured trusses. No, there's no work here. Better stay where you are.

3rd pix, are those 3/8 plywood side supports on the foundation beam legit?

1st pix- is that a homeless person living there? he has no shooz

Yeah, I noticed that last time I was in Vancouver, a month or so ago. No construction going on, no tower cranes, a lot of old cars...

The IRC calls them gussets or gusset plates.

They should be 1/2" structural sheathing or heavier.

The ones in the pictures look fine to me.

I'm jealous. All I ever get is dirt and mud. I call it a good day if the dirt is covered with a little bit of plastic.

I stopped doing 'crawls' last summer. Not that we get that many down here and I also charged a high fee for doing them ... but decided with my 'age/health' I simply wasn't going to do them any more.

It was the buyer as he took a spin on the 'creeper'. I wear surgical booties in houses, don't pull off my boots. Divides the crowd if I do!!
