It's not often that it's so blatantly obvious a couple of things are missing.

Are there any rafter ties at the ceiling joists?

No purlins.

Look closely at picture 1, Neal. The ceiling joists are running perpendicular to the rafters.

You sure you'd need purlins there, Bob?

Hmmm, can you say, "eventual sagging ridge and bowed exterior walls"

Depends on what's holding them together. I've seen it done with cables and metal bars in cases where for some bizarre reason someone wanted the joists to go the wrong way.

That's a pretty steep pitch too which would do something to reduce the lateral load on the exterior walls. Either way, I sure hope something that we cant see is helping the situation further.

No plumbing vent, no chimney.

Plumbing vent was in the small gable at the left end of the house which also had perpendicular joists.

No fireplace. No chimney. No metal rafter ties or collar ties.

When I mentioned it to the client, he said that the the agent had told him to expect something like that saying "Every damn house that guy built has framing problems."

Fortunately, this should be an easy fix as nothing has really spread yet.

Is that a typical amount of insulation for KY? And what is covering the already undersized vent in the first pic?

Nope. Usually it's around 8-10 (if you are lucky) inches of blown in fiberglass. Zero attempts at air sealing. Smart huh.

I've seen and installed joists like that with "finger joists" running from closest joist to the rafter. Rafter ties should be used in these instances imo. But No ridge bracing, no collar ties and no purlins. Hack framer...

Correct, and I would typically see rafter ties run across the floor joists to tie the walls together, and to the rafters.
