There's a separation between the the wall and roof at the front of this 1966 home. Walls were plumb. No brick veneer issues. Roof and rafters looked OK. No interior signs of stress with old painted drywall.

Any ideas are welcome.

Any sagging ridges? Ridge poles installed?

Any anomalies noticed at the junction between ceiling and wall on the inside of the house?

The ridge was not noticeably out of level with my eyeballs. There was some minor rafter sagging about 12' from this bad corner. I don't recall any ridge support.

That's strange. My first off WAG is ridge sag with resulting outward movement....it's all kinda minimally framed, and it moved.

Until it is proven otherwise, I'll second that emotion.

If the rafters at the back were nailed better at the top plate, the front side would spread twice as far with any downward movement at the ridge.

That's a pretty common spot for differential movement to occur in a foundation. Were there any cracks in the foundation in this area, or was it not fully visible?

That may be. The other side had a screened-in porch with roof.

The rafters are likely poorly toenailed to the plate and have slid out an inch or so. A framing carpenter will have to take a better look.

Thanks. Getting your comments is valuable.

...looks to me like considerable "swag" in that red-marked front plane of roof. Rafter spacing looks random, with that lumber roof deck. No bracing visible.

My guess is that it never did join that closely.

Ones I have seen so settled I suggest having a carpenter give it some common sense support, but once it takes that shape there ain't no straightening available.

Slight framing, minimal support, and a roof top delivery of that new-ish cover. I've seen several that slipped like that because the roofers left all the new shingles stacked on the ridge for a few days. I know of a log house that toppled overnight, the back wall tipped over under the outward forces of the entire roof cover stacked on the ridge.

Either that, or the few good looking boards are trying to get away from all that ugly.
