I've been looking for one also. If anyone has one, I am also looking for a good (cheap)Commercial checklist since I only do about 10% commercial I dont want to spend all the money.

I think 3D has some resellers that have made some using ASTM standards. Also I think ITA and Carson Dunlop have some. They won't be cheap but a good commercial job would more than pay for them.

I have seen a few different styles and have different likes and dislikes about each one. Whether it be the layout, content or whatever. I am considering creating my own. Probibly a combination of checklist/narrative.

I'm am looking for a pre-drywall inspection checklist I can "borrow". I had a call yesterday from some out of state buyers that are not happy with how the construction of their new home going. I am hoping somone would be kind enough to share a checklist or document they use on a pre-drwall phase inspection. Thanks in advance.

If by 'pre-drywall', you mean 'open wall' or 'rough in' inspection, I found this online.
I don't use checklists myself. It's all from memory.

Thanks Marc, But what do you provide to your customer in a phase inspection - such as "open wall" or "pre-drywall"?

Framing, electrical/plumbing/mechanical rough in. That's about it.
Common issues are a regional thing but in my area I'll see:
trusses patched up or supplemented with stick framing
concrete anchors installed next to seams in the sill plate
dormerticus: valleys running up against a dormer wall instead of an eaves
stapled roof deck in a hurricane prone area
romex on top of joist in an area of the attic where people can step on it

Mark, check with ASHI sop. We just use a blank form, Record of Site Visit.
