I did an inspection on Thursday and found evidence of pests (squirrels) that were chewing through the board siding into the attic. I included nice pictures of the holes in my report and gave it to my client. My client called me and said she talked to the owner's agent, who said " I looked the house over and didn't see those. I called the owner and she said they were just knotholes in the natural wood siding that must have fallen out". I laughed and asked my client to look closely at the pictures and you can see the chew marks, as well as the wall studs that had been chewed also. Strongly recommended a pest control professional to be contacted. I was concerned that I couldn't access the attic to look at wiring because the entry was in a closet and the closet was packed solid.

When I do get feedback on this, it's amazing the things the buyers want to believe if the seller tells them.

And this is after they paid me 3 or 4 hundred to give my opinion.

It's okay. The seller said so.

Boy, that's one exacting squirrel!

His opening is so nice and square. It looks as if he's working toward the installation of a little pre-hung entry door.

Looking at these and your other pics, I've noticed I haven't noticed any gutters, I'm curious if you encountered any drainage problems?

I'll bet there used to be a fixture box there with a motion-activated security light. Guess the seller is too cheap to buy another at his/her new home. You can see where they'd tried to seal around it with some foam-in-a-can.
