Found this pencilled on the first post inside the crawl of a 1918 pier and post home (just asbestos skirting at the perimeter).

Not sure how this survived the last quake! For $360K and only 900+ sf, I at least want a decent foundation...professionally installed.

I had one over in West Seattle about two years ago I wish I'd taken photos of. The lot was so flat that it wouldn't drain. The homeowner figured, "What the hell, I'll just dig out the crawlspace and drain the downspouts into there!" So, he hollowed out the entire crawlspace to within about 18 inches of the footings to a depth of about 4ft. below where it had been, leaving little narrow dirt columns about 4ft high supporting the concrete pier pads and wood posts that held up the support beams. Then he ran downspouts into the crawlspace. The damned hole had at least 3ft. of water in it when I went over there to inspect it.

Believe it or not, my client bought the house! She brought in a contractor who pumped out all of the water, installed concrete retaining walls around the perimeter of the now empty underhouse swimming pool and installed concrete piers with concrete-filled steel posts under those beams. Then they brought in a bunch of fill and built up the yard around the home so that it would drain away from the foundation - something that the moron that owned it should have done in the first place.

Instead of "home inspector" our job title should be "Idiot Finder."

I wasn't very "nice" to the house in the structural section of the report and I just found out my client walked away because of it. Said she "didn't want to live in a construction zone". I feel good about that.

As far as I can remember, this was only my second post and pier home that hadn't at least been retrofitted with a CMU perimeter foundation. The first was out in the sticks and was total dozer bait on farm acerage. I've seen much worse individual footings before but this whole house had nothing but gravity to keep it walking sideways and going THWOMP. Ah well...had a nice solid unfinished basement today...I like those.

Richard,

What is it about bricks that you don't like? Check out my photo. A brick and a few metal shims are capable of supporting the entire rim joist of an addition. 'Course I'm not exactly sure where I'd put the piano . . .

Hey Joe,

Did the real estate agent get upset with you for writing up the garage? Did she call you a "deal breaker?
