How and when does everyone write their reports?

Do you create it as you go on a tablet, phone or paper?

Do you inspect, take pictures of a system then stop and update your report.

Do you inspect, take pictures and create report at home?

Do you leave the report with your client before you leave the home.

Do you email it.

Do you deliver a hard copy?

I never write reports onsite. I inspect and take pictures as data collection. At various times during the inspection I scroll through the pictures with the client and explain the concerns I've found and show them in person if it's helpful. The report writing takes place after the inspection. The last thing I say before leaving the inspection is to encourage requests for further explanation or clarification regarding anything discussed on site, or anything that's in the report. Rarely do I get them.

I did on site reports for about 12 years before the great recession hit my market. When the market crashed I was doing one foreclosure after an other. These properties were so bad that I wore shoe covers to keep my shoes clean.

That's when I quit doing on site reports. A bound on site report is impressive to the customer, however, I have found that a little thought between jobs or on the ride home prevents a forced snap judgment and allows for some research if needed.
