  1. FYI: 2006 IRC R703.4 will require a water resistant barrier for vinyl siding. Formerly called sheathing paper. It's about time. Took them long enough. Source May Journal of Light Construction. (Letters section) Paul B.
  2. My only consolation is that I will not be lonely for company. [:-hot] Anyway my Son is a roofing contractor. What is wrong with roofers. If home inspectors had to work as hard as roofers and put up with their atrocious working conditions within 6 months there would be 65% less HIs and the rest would be gone in a year. The labor turnover in the roofing business is very high. Paul B.
  3. Norm I inspected a 7 year old home a few years back and the roof shingles were cooked and destroyed. As it turned out there was no ventilation of any kind installed. The attic was standard construction. It is my understanding that a sealed attic system must be constructed differently than standard construction with insulation on the ceiling of the attic. As this is a relatively new concept does anyone know the details of this system. Thanks, Paul B.
  4. Not good business practice. I will not do it period. Have lost money in past doing pay at closing. Pay at closing is for commissioned people like Realtors and Mortgage Brokers, not fee paid HIs. Paul B.
  5. Seldom see them in my area. Have had buyers complain about how long it takes to get hot at fixture. I explain the problem and what it takes to fix it. I guess it is another regional thing. Paul B.
  6. Yes we call them hi lo temp control. The air blower should not turn on until the heat is at the desired temp, like wise turns off when temp lowers to pre set temp. These controls wear out and have to be repaired or replaced. Had to replace one on my furnace. Paul B.

  10. Dosen't matter what the name of hardboard siding is. The buyer is buying someone else's problem. Personally I would not buy pressed board siding home unless the home was priced under market enough to re side home. The seller is having problem selling home and down the line the new buyer could have same problem. Paul Burrell
  11. Did brick front home couple months back. The entire front escecially where weeps and flashing should be installed is awful looking with efflorecce. $325,000 new home six months old. The mason has agreed to remove brick and redo job it is so bad. Paul Burrell
  12. Jim this does not look like Masonite to me either. There are several brands of pressed board siding that is all under a class action lawsuit as you may know. None of the pressed board products are used for siding in my area anymore. If I had to guess I would say it is a Georgia Pacific product. But there are several look alikes so that would just be a guess. I tell my customers the only way to identify for sure is take a board off and look for markings on back side. The knot hole patter/size in your picture is different than the distinctive Louisiana Pacific pattern. Pressed board siding is a big problem in my area and has killed deals because of it's bad condition. Paul Burrell
  13. Philip am not sure of length of liability but 7 years rings bell. I have a clause in my inspection agreement for 1 year to file a suit maximum. Georgia regulations for HI web site is below. Doctors give no warranty, home builders of the crap give 1 year. I do not think they are legally obligated to even give the year.   14. I noticed, based on the survey results in this forum, that many inspectors E-mail reports to clients. My question is, how do clients feel about having to print out a 40-50 page report with pictures using their own paper and home printer? Or should I market the fact I will mail the report. I have an economy 3 page report that says it all and is easily and quickly understood by client. I have a full report (3D)That is 10 to 16 pages depending on condition and size of home. Can't see any reason for more. But of course human nature being what it is client's think more is better even if they never use most of more and apparently they don't mind paying for more even if they don't need more.   15. You are correct but red clay is dominate in Georgia. Georgia is also known as the peach state and is the largest State east of the Mississippi River (land area). Now with that distinction one can ride the rapid transit train from here to Atlanta if one has a ticket [^]. There are other States that grow more peaches than Ga. Never could figure why we are called the peach state? Paul B.

  20. I entered an attic that had no walk boards and like a dummy I stepped on dry wall and fell through up to my belt buckle. The owner started yelling that I would have to repair the damage. He was worried about the hole in ceiling but never inquired if I was hurt. I was checking an electrical main service panel with cover off I stumbled and fell into it with my arm and shoulder. Luckily it did not hurt me but it is not a good idea to do such things. I was doing a home with a Realtor and checked the clothes dryer and I twisted to hard and broke it off. The Realtor who is a good guy covered me for the cost. But the next job he told me not to bother with the washer/dryer. Wonder why. Did a home for same Realtor and the addresses were mixed up and I inspected the wrong house while he waited at the right house. From then on for some reason he goes to extra lengths to give me directions [:-paperba. Paul Burrell Life is what it is so you can use my name and location.   21. I R C 2003 page 205 table R703.4 says sheathing not required for vinyl siding. However it is recommended by all vinyl siding people I have talked to. In my part of the world I seldom see building wrap under vinyl siding on new homes. If it is not code builders don't do it. Paul Burrell

  23. I spent a few days in Parker, Arizona one summer on the Colorado River. These darn things were every where. Paul B.
  24. If an HI does not know what he/she is doing they can cost the buyer more than $3,800. They are out there I have seen it first hand. By the some Realtors love them and I just can't understand why. Paul Burrell
  25. I opened a fireplace damper a couple winters past and about 2 gallons of dormant wasps fell out of the flue. As soon as they warmed up they started moving. I showed them to the buyer and Realtor and told them we had to get out of the house. We all went outside (quickly) and looked in the window and they were swarming. I told the Realtor to call an exterminator to get rid of them. Two days later I went back and finished the job. Paul Burrell
