  9. What is wrong with a "stud finder" ?? Simple and effective. Then there is the question of why the spacing is being questioned. [:-magnify Unless the ceiling is layed up plaster or plaster over board a $10 stud finder will do the job. Then you could take a strong magnet and find out where it will will hold to ceiling, that is a nail/screw. I have a gismo that is a magnet in a plastic box that does basically the same thing, magnet points to metal though its about 45 years old but it works (simple and stupid--KISS). PS- No batteries required and will work in the dark. Then there is the thump the ceiling and the higher pitch is the stud. Drive a nail to verify then repeat and measure....

Mike, Kurt; If the entire face was removed and replaced, which it looks like the final answer will be, even if they started to salvage and were brought back to reality, and the building was free would the cost exceed adjacent property values? In Baltimore there is a real issue in restoration costs vs final value.

  13. And where does the money in the coffers come from???? Kinda like saying the government will pay for something. Can guarantee the Founder will not be affected by anything that happens, he will just raise the costs to belong and maintain his income flow. An since he controls everything who is to stop him. In general the membership will follow like sheep. Only option is to vote with feet and leave association and that is unlikely. It seems that it may be more of a religion than an association where the leader can do no wrong.

  17. The people had the installer walk off the job. The owner asked what they were supposed to do? The roofer said "Screw it!"I am out of here. So the owner thought, if this idiot roofer can do it so can I.
  18. Well, yeah. If you say a dumbass thing, you're going to get in trouble. Seller would pay. You quoted 1/2 the roof to replace not the entire roof. Matching color was not a criteria for cost estimate you made. Recently had 6 contractors quote a roof replacement for someone. I wanted to demonstrate The world of competitive bidding . The range was from $10,500 to $30,000. You will get quotes based on needing the work to I don't want the job, but if you pay me enough I will do it. Another example is with Sears vs roof contractor. Sears will be 50% or more greater. The difference is how Sears marks up labor and materials and their business model. In the article there was not a differentiation on the level and methods of the two inspections. No mention of what was contracted for in the inspection. Giving cost estimated needs experience too be done correctly. We do not live in a flat rate society with few exceptions like except for medicine and insurance.
  19. Arden, If the sub floor is 1/2" you have a problem right there. The cantilevered deck joist may be wicking moisture back into the garage and causing the elevated moisture levels, then add onto that any lack of flashing and sealing of the deck from the house.

  23. Enlarged pict. Looks like the 5/4 is just a (scrap) filler at the end of the rim (at end of ledger) that was short at house. Just to add support for decking. Probably butted at corner to right (looked better) and made up the shortage on left. Looks like a band 2x10 and the ledger looks like a 2x8 with hangers Apparently they did not have the approved "Acme Wood Stretcher" that all good carpenters keep in their trucks. The one that you always sent the new novice helper to find. [:-dunce]
