BlackJack
Can a pattern of mold and mildue indicate maybe a leaking pipe behind a wall. The soil on 2 sides of the house are 12-18 inches below as here. The other 2 sides have grading problems, a pool and wood decks up or middle of the first course of bricks. Not one weephole to be found. Not to put it in a report. Buyer passed on this one. Just for dissussion here. kurt
What's that pvc pipe? A condensate drain? If it is, I'd be suspicious of condensate. If not that, I'd guess (& it is just a guess) that water was wicking into the wall through the gas meter pipe.
BlackJack
The pipe is the hot water heater drain pan. The T&P is pointed to the pan. It is the wall of the utility room.
Jim Katen
Well, it's a longshot, but what about that regulator vent? Nah, never mind. - Jim Katen, Oregon
Rob Amaral
Looks like rain backsplash off the gas meter? Concentrated chronic dampness from that and pollen = black mildew. Just a thought.
