Pier and beam offset

Recommended Posts

We have a contract on a 2 year old home. The inspection revealed alarming foundation issues. Significant offsets, piers not centered on main beams. Multiple areas in crawl space. Vertical support posts out of level. Concrete block cracking from pier cap failure, two piers,  shim compression, improper placement on several piers. I have attached images from inspection.

My question is...should we move forward, getting bids for repair? Is this common and relatively easy to fix? Or should we run?

The house was built by morons. If the parts that you can see look like this, imagine what's going on in the parts that you can't see. Find another house.

And while you're at it, find another inspector - one who's not illiterate.

As others have said I would RUN!
Finding those kinds of structural defects on a two year old home is very alarming and is a good induction that there's more issues going on.  The inspection report is very poorly written and unprofessional. I would hire a new inspector and move on to another property.

house not so good.  does not look to be in very good condition, but you can fix anything with enough money.  You will need some money to fix that one.  Get a real inspector.
