  1. Scottpat right there is NO ductwork, they use the entire Crawl space for the Plenum, thats right all of it. but the vapor barrier is a heave mil plastic. there is no place for rainwater to get to this location with out being noticed. this water stands in the middle of the house.
  2. maybe 1/4" at the most. the vapor barrier appears to be installed properly, drainage outside was fine.
  3. I did an inspection on a home built in 1993, the builder was Melody Homes which are now out of business. they built homes with wood foundations. they use the crawl space as a plenum for the HVAC. my problem is this. i did the crawl space and noticed some water standing in a couple of places, approximately 6' long 2' wide. there is no plumbing or drains close to this location, i think it is condensation but there was a considerable amount of water. any ideas?

  5. Does anyone have any information on winterizing an empty home? I have been asked by several Realtors and there is nobody in the area that performs this.
  6. I was doing an inspection today and the gas water heater vent pipe from the stack only had one screw. I think there should be three but I'm unable to locate anything that confirms (Indiana).
  7. i recently did an inspection on a home that had been added to, the crawl space under the 4 bedrooms are separated into 2 different crawl spaces including different access panels, there is no water lines or waste/drain lines in the area, all electric runs through attic. my problem is i noticed alot of condensation on the subfloor, i mean water drops. this house is a foreclosed house that has been empty about 9 months, all i can figure is there is no vapor barrier and the vents were all closed. any idea of anything else?
