  1. I have always understood that a forced vent and a gravity vent may not share a common flue. Frequently, I have been seeing furnaces equipped with a mechanical drafting system and a naturally vented water heater connected to a common flue. Contractors are installing such configurations and municipal inspectors are signing off on it. Is there something I am missing or a variance in the codes which allows for such a configuration.   2. I am hoping to settle this issue once and for all. B vents require 1" clearance from combustible materials. Old transite typically requires 1 1/2" clearance from combustible materials. Most homes over ten years old have vents in contact with the drywall at the water heater or furnace closet ceiling. Drywall (gypsum) is rated for use as fire separation but considered combustible material per the UMC. Was there a change in the UMC at some point? Please see the photos attached for examples.   3. This particular tankless unit is a direct vent type with a condensate line. The unit is installed in an attic space and the condensate is plumbed to the TPR valve extension. I am not a fan of PVC for TPR valve drains and I cannot locate a manual for condensate drain line specs. Nonetheless, common sense seems to suggest that plumbing a condensate to the horizontal portion of the TPR drain is improper. Sorry for the bad pic.   4. Little help with mobile home seismic bracing requirements. I inspected a 7 year old, double wide mobile home in California with the Maxi-Pier foundation system although it does not have the Maxi-Connectors installed to keep separate sides from separation. I am aware the foundation system is approved by HUD in California but I was under the impression the connectors were required to secure two sides of double wide together. Any help appreciated.
