  1. When looking for a 203k consultant the HUD list is clearly a good place to start but then you need to talk to them... you will find some of them have never done a 203k before. Do you want to be their experiment? I suggest trying to find a consultant that has had some training at a minimum and some consulting under their belt. Everyone has to start somewhere so a sound training is a minimum requirement. Most of them are qualified as inspectors or contractors but you need more than that. You need someone that knows how to conduct the consultation. What to say, what to have signed, how to apply their knowledge to the 203k so the lender can close the loan faster. I have had many consultants over the years who wanted to be able to create a bid specification and when they printed out our full report thought it was a lot of paperwork yet when they turned it in the lender was tickled that all of their work was done with regards to the 203k leaving them only the 203b portion of the paperwork to complete. Be sure your consultant is providing you with all the paperwork you need and not just the bid specs.
