  1. This tub had its rubber stopper in place. I didn't think much of it until I went into the crawlspace. Image Insert: 260.08 KB Image Insert: 243.28 KB
  2. I found these cut joists today in a fairly recent remodel. It leads me to believe that the plumbing was not inspected or is it not the duty of the plumbing inspector to report this to the building inspector? Ed Image Insert: 310.61 KB
  3. Does anyone know of advisories or recalls of El Rey Stucco products manufactured around 2002-3? Thanks, Ed
  4. In the first picture you can see at the eaves where one leg of the service is not in use, this is case on all four services as each unit has its own service. See additional picture of a different service. The picture of a panel shows numerous problems, note the jumpers used to supply power A to B Image Insert: 308.75 KB Image Insert: 390.62 KB
  5. Single phase
  6. What you are seeing is a two-phase service with one phase cut near the roofline and the other dropping to about four feet from the ground before it goes back up to the top of the meter
  7. Any ideas how old these meters are? Has anyone seen a lower drip loop than this? I recommended a complete review fo the electrical systems. Image Insert: 360.92 KB Image Insert: 347.53 KB Image Insert: 384.92 KB
  8. Yesterday I found this in a crawlspace, a jury-rigged ground. Same situation as yours, tripped to itself but not to the tester. The tester showed that was grounded. Image Insert: 300.53 KB
  9. THEY MAY BE AS NEW AS 1960 +/-
  10. I found these Zinsco panels in a commercial setting today. They are 60+/- years. Are Zinsco panels of this vintage problematic/unsafe as the more recent versions? Image Insert: 294.03 KB
  11. These pics show failed footer pads. The soils in this area can be very high in alkali content. I believe that this damage is due to the incorrect type of portland cement used in the concrete or possibly incorrect cement/water ratio although the concrete stem wall is in relatively good shape. Any comments? Ed Image Insert: 269.51 KB Image Insert: 275.56 KB
  12. What is the purpose of the smaller gas line? This is the first line like this I have seen. Image Insert: 271.87 KB
  13. This is the first one of these I have seen. Should I recommend evaluation by a licensed electrician because of the brand name. Image Insert: 334.46 KB Image Insert: 345.64 KB
  14. This bath floorplan was in two separate rustic cabins built about ten years ago inspected today, by the way the "shower stall" is to the left of the sink. I believe that this crackpot layout is clear evidence that in no way could this have been passed by a plumbing inspector in the State of Colorado. Any opinions?
