    I failed to mention in my post; There was inadquate clearance to combustibles for the flue Inadquate slope for the flue No shutoff for the cold water The gas line was not bonded to the grounding system Plastic dryer vent T/P line not extended to the exterior Metal chips on the burner No make up air supplied to the closet for the water heater I'm just still curious why the damper was installed in the dryer exhaust.     Found this in a 1947 beach house today.That is a dryer vent behind the water heater with a damper.Can't figure out why the damper was installed.This is in a closet in the master bedroom which used to be the garage.I basically said get the water heater out of there and redo everything.     I read thru the queston a little too fast this morning.Gutters are very rarely installed on new homes in this area by the builder.However in your case it sounds like a design issue that the builder needs to correct. Danny Pritchard

    I don't know what part of Florida you are from but in Northeast Florida the Builders are not required to install gutters.The codes can vary somewhat from county to county. Danny Pritchard

    On pre fab firplaces with the knockout on the side for a gas line, is it required to seal the area around the gas line.I always call these out to be sealed.Seems like I read that somewhere.Recently while inspecting new homes I have not seen where this area is sealed.It is so prevalent that this area is not sealed I have started to question if I'm correct for calling it out.I have gone to manufacturers installation pages where it is not mentioned.
