  1. Are there any codes against having a closet light switched by the bedroom light switch? I know it's ridiculous and a waste of energy but anything in reference to it not being allowed.
  2. Thanks Jim, only lights every other stair and they weren't bright at all. Definetly calling it, had a hard time finding specificity on the subject and a first in a newer home.
  3. Do stair lights( the little ones along each stair tread) qualify as adequate stair illumination? Had a house today where these were the only means of illumination from the top switch, the lower turned on an actual light.
  4. It is the main panel. Is there anyway to tell if the terminal is rated for two wires? Ive read that snowman shaped terminals/lugs are designated for two wire installations.
  5. Saw a double tapped ground lug today, ground feeder to 60 amp garage subpanel. Is this condition ever allowed. The house is owned by an electrician and this is the only reason Im questioning if there are allowances for this condition.

  7. Ok, the vent at the right is the power vent termination for a water heater. At the left is an HRV vent. Have a few questions. Isn't the water heater exhaust supposed to be 4 feet from any builiding openings or a foot above? I've never seen a high efficiency exhaust terminate flush with the siding like this, is it allowed? Also the damper appears to be for a bathroom exhaust, any problems with having a a damper? The termination location is only about a foot from the pathway to the front door as well.   9. The question was, is this solid conductor aluminum ok for the installation it was used for. I never see the stuff its always stranded if aluminum. Thanks for the answers!
  10. Nope this is #8 and it is a solid conductor. The configuration is a two pole 20 amp breaker for the A/C.
  11. Is this allowed, I couldn't find anything that says it isn't. It was above the height where direct water would flow into the duct, however I imagine that a certain amount of steam and moisture would get into the duct work. Click to Enlarge 40.32 KB
  12. Hello, I came across this aluminum wiring labeled Alcan AA-8000 AL type SE style R today in a home with a panel that was updated to 200 amp in 1998. From what i found online 8, 10, and 12 gauage wire with the AA-8000 designation is allowed, but i couldn't clarify as to why. Is this indeed allowed and if so can you clarify as to why?   13. Thanks for the responses. Many of the foreclosures that I go to have water off, pilots for fireplaces and water heaters off as well. Typically I tell clients, sellers and realtors what I expect to be accessible and what services should be on in order for me to adequately inspect the property. Unfortunately, it's seldom that my requests are appeased. This typically ends up in me returning to the property to reinspect after utilites have been turned on and making addendums to reports after the fact. Do any of you send an email to the sellers or realtors in advance to remind them of what needs to be done to prepare for an inspection. Trying to obsviously avoid these situations all together and really hate limiting the inspections for the sake of my clients.

  17. Thanks guys for your responses, didn't know if this would indicate a failure or eventaul failure of the firebox in some way, shape or form. Yes, there are many other things on this one worthy of the clients ear.

  21. This wire has a cirtex-u stamp on it. Not completely sure if the u designation allows for underground burial without an approved raceway. Also is there any plug ins that are designated for direct hook up like this. The name of the company who makes the plug in is hubbell. Couldn't find any literature on this. Click to Enlarge 58.57 KB
  22. The front is fine, nothing even close there. It's about 14 inches from the nearest point of the stove to the furnace. The requirement per manufacturers installation guidelines is 18 inches from the sides to combustibles. The distance from the stove to the water softener is 18 inches. I know it does not look it in the pictures. The wood stove has its' own dedicated flue pipe. not tied into furnace or water heater at all. I need to know if the sheetmetal furnace cabinet is considered a combustible surface, or if there is a gas pipe requirement.
  23. Hello, is there a code violation here. Is a furnace considered a combustible. I would think that there is some requirement as to clearance from gas piping at the least. Also, would carpet over a concrete basement slab be considered combustible? Manufacturers installation requirements say 8 inches of non combustible flooring extending at the backside.   24. Hello all, I am looking to start doing multi family home inspections and leaning towards eventually having the know how and qualifications to do commercial properties. What are the main differences between multi family electrical systems and single family homes. What good resources do any of you know of to become more versed in these systems. Thanks in advance.
