    I agree that this is due diligence that should be done by the prospective buyer or their agent and not just because an inspector advised it. However, I have seen far too many times that buyers or agents do not do basic due diligence on permits, certificates of occupancy, etc. I wrote about in my blog: http://grewdesign.com/blog/pivot/entry.php?id=8
