Kurt, House is from 1830. Field stone foundation. That's why I assume no footer was installed. French drain installed around perimeter, couldn't tell how deep but the floor was removed and patched over about a foot wide.

"In the basement, a perimeter drainage system has been installed around the foundation wall to control water penetration. On a home this age, there is typically no supporting footer under the foundation wall. Installing a perimeter drain can potentially undermine the foundation walls and cause substantial movement / displacement. Won't the exhaust begin to corrode the fan over time if its that close?

Anybody have any references that state how far the exterior fan has to be from an exhaust vent? This just looks wrong to me. That's the water heater exhaust vent right next to the fan. Click to Enlarge 35.1 KB

I have come across this problem again and now getting feedback from the builder that I'm wrong, that the clearance is only 12" from meter. Can somebody provide the exact code for this ??

I asked the owner if the electrician even opened up the panel. He said "Yup, stared at it for quite some time and couldn't find anything wrong". I then proceeded to show him what was wrong and advised that him that he should find another electrician.

At a recent re-inspection I was surprised to see that this panel had been unchanged. Then the owner handed me a receipt from a licensed electrician stating that this panel is safe per the NEC. Am I missing something? Click to Enlarge 59.28 KB Click to Enlarge 45.04 KB

No, wasnt EIFS. That finish is thin, either rolled on or sprayed on but its a hard coat base underneath. You can see the metal lath where the electrical service comes through.

I'll be calling for a Stucco inspection to see what the conditon of the sheating is behind this, but what should they have done at the soffit? Backer rod and flexible seal there as well?? Can someone please "Katenize me" In the basement subpanel the neutral and ground wires are sharing the same connection points. This is a dangerous condition since in a subpanel the neutral wires are carrying current. Normally, ground wires are only carrying current if something goes wrong, but because the neutrals and grounds are not isolated, all ground wires are now carrying current as well. Have a reputable electrician separate the neutrals and grounds to prevent any potential hazards.

Property was flipped. The "flipper" is the one who had it inspected for his buddy who is buying the house. Mortgage company wants it re-inspected. I asked right away what they did about the roof, the said they had no idea what else to do.

The second I unlatched the spring loaded lock, the top sash came flying down and shattered. I've had it happen before, but I've been lucky enough to catch it or not have it break. Can I be held liable for this? Should I Be? I informed the buyers agent and she didn't think it was my responsibility, but I'm just wondering if anyone had the same experience and what the outcome may have been. The home was occupied, and the owners were present for the beginning of the inspection.

Ductwork was run through the slab, and I assumed this material was Transite although I've never seen it before. Seller brought in another inspector that says the ducts are all metal and free of any asbestos. Opinions? Click to Enlarge 22.57 KB

Is a standpipe required for washing machine discharge? On a second floor condo this washer/dryer combo was discharging into the bathroom trap. No air gap in the discharge line, just layed on the floor behind the washer and entered at the bottom of the vanity cabinet in the bathroom. Didnt snap a picture of this one, [:-banghea
