  3. I copied and pasted that section in an email to them already, but that section doesnt mention through wall flashing. Is the the flashing just a best practice and not required like i'm thinking?
  4. Hi all, Been awhile since i've posted, but visit everyday and try to learn something new every time. I thank you all for that!! I recently inspected a one year old townhome (warranty inspection). Brick veneer installed without a weep hole in sight. I recommended having a mason remove the brick and install the necessary through wall flashing and weep holes. The builder and subcontractor that did the work are pushing back, stating they will only drill holes and install tubes. Is there anything in the code that specifically talks about through wall flashing? The township is no help, the couple called the code official and they claim the holes will be fine. Any help would be greatly appreciated thanks again
  5. Thanks Bill. They do have a condensate line that is in pic# 1, no pump, but the line simply runs into the washer drain pipe.

  7. My client, who is also a friend of mine, sent me this pic to get my opinion of the seller repairs. At the inspection the top right breaker was overloaded with (3) 12G wires. The owner pigtailed these (top) and connected this back to the breaker. Does this really solve the problem? Click to Enlarge 52.01 KB
  8. "At the base of the deck, the concrete footers are in poor condition. Several are the wrong thickness, and several are simply missing. Footers need to be a minimum of 36" deep, putting them below the frost line to avoid any shifting or movement. Have the current posts removed and replaced, and proper footers installed prior to using deck. " Katenize me.......please
  9. Since I have been super slow, I have been trying to improve my writing / reporting skills. Even ordered my copy of "Strunk and White", should be here on tuesday!! When I come across multiple problems in one area, I still write them up individually and after each comment i add, "have a licensed plumber........blah blah blah. Is there a better way to write this other then after every comment? One comment at the top, that says all repairs to be made by licensed professionals??

  11. Can anyone help me with the age of this a/c condenser Amana model VRCF30UO1D MFG NO# P1106803C SERIAL NO# 9007066994 My notes say that amana uses the "blackhorse" code for age, but doesnt make any sense to me with these numbers.
  12. I did a pre drywall walk through on a townhome my ex is buying. The builder has the condensate for the a/c unit draining directly into the main waste line. No check valve or backflow preventer. I cant find the code that disallows this. Anybody have this? thanks

  15. Flexible polyethylene ducting - I'm pretty sure the maximum length allowed (in NJ) is fourteen feet. Does anyone have the code reference for this? thanks much

  18. I dont get to look at many of these roofs since I dont have the ladder height, but I was able to get up on a lower roof to access.   19. I didnt measure this but it doesnt look like it fits into the 2/3/10 rule. Just looks wrong to me. What about the plumbing vent.   20. When the client booked the inspection, he had never seen this type of heating system. Said the heating unit was outdoor with the a/c unit. Right away, i think heat pump. This is not a heat pump (i think), what is it? How does it work?   23. The pipe to the left is coming from the slop sink in a utility closet. This line is already trapped in the closet. What is stopping the water from the sink to back right into the other sink? Plus the improper slope of the line on the left. Somehow, both sinks are draining fine. Just doesnt look right to me. Image Insert: 120.91 KB
