  1. Since I have been super slow, I have been trying to improve my writing / reporting skills. Even ordered my copy of "Strunk and White", should be here on tuesday!! When I come across multiple problems in one area, I still write them up individually and after each comment i add, "have a licensed plumber........blah blah blah. Is there a better way to write this other then after every comment? One comment at the top, that says all repairs to be made by licensed professionals??
  2. Ran into this today, wasn't that cold out, maybe 40. I understand that the water vapor turns back into condensation, but this seems a bit excessive, no? Click to Enlarge 41.58 KB
  3. Hi all, Can anybody recommend a good health care company? I remember seeing something in the ashi reporter about an ashi affiliated program?? I am still working full time, but since business has been slowing picking up for me, i spend less and less time there. They have now branded me "part -time", which means no benefits! uh oh. Any advice would be greatly appreciated, as always. thanks
  4. Can anyone help me with the age of this a/c condenser Amana model VRCF30UO1D MFG NO# P1106803C SERIAL NO# 9007066994 My notes say that amana uses the "blackhorse" code for age, but doesnt make any sense to me with these numbers.
  5. I did a pre drywall walk through on a townhome my ex is buying. The builder has the condensate for the a/c unit draining directly into the main waste line. No check valve or backflow preventer. I cant find the code that disallows this. Anybody have this? thanks

  8. Flexible polyethylene ducting - I'm pretty sure the maximum length allowed (in NJ) is fourteen feet. Does anyone have the code reference for this? thanks much
  9. Found this in the attic at todays inspection. How does this get in the attic? Not sure how to write this up. "Have a qualified exterminator? investigate and provide treatment?" Image Insert: 101.36 KB Image Insert: 90.75 KB
  10. Thanks Frank, no access to the underside to view the sheathing.
  11. I dont get to look at many of these roofs since I dont have the ladder height, but I was able to get up on a lower roof to access. What causes these raised seams, or are they there to help divert water? Image Insert: 96.01 KB What are these called ? Concrete Caps? Image Insert: 106.59 KB thanks guys
  12. I didnt measure this but it doesnt look like it fits into the 2/3/10 rule. Just looks wrong to me. What about the plumbing vent. This section of the home was an addition and i dont think they planned for the plumbing vent very well. Is this too close to the window/ wall? thanks Image Insert: 48.75 KB Image Insert: 60.19 KB
  13. When the client booked the inspection, he had never seen this type of heating system. Said the heating unit was outdoor with the a/c unit. Right away, i think heat pump. This is not a heat pump (i think), what is it? How does it work? Anyone have some info I can pass on to the client? thanks in advance Image Insert: 64.65 KB Image Insert: 70.95 KB Image Insert: 69.39 KB
  14. I called the number they contacted me with to get more info. They are now known as ISGN, formally Cocamar. Located in AZ. thanks for the info guys, i'm staying away.
  15. I was contacted by cocamar central to do draw inspections for properties in my area. Has anyone ever heard of them? Done work for them? Just seems a little odd that they want my ssi # and bank info before i get started. This is their site, but i have to agree to their terms and conditions before i can enter. http://www.cocamarcentral.com

  18. The pipe to the left is coming from the slop sink in a utility closet. This line is already trapped in the closet. What is stopping the water from the sink to back right into the other sink? Plus the improper slope of the line on the left. Somehow, both sinks are draining fine. Just doesnt look right to me. Image Insert: 120.91 KB
  19. Inspected a 122 year old home in southern jersey. This is still a baby for some of you (Kibbel), but its the oldest I have seen yet. Anyone know what this pipe is used for? Image Insert: 176.2 KB Image Insert: 182.2 KB. thanks
  20. Does this look like asbestos insualtion? Image Insert: 133.2 KB Image Insert: 133.71 KB
  21. Scott, I have tried marketing to realtors about their listings. Not by letter, but stopping by the office and pitching the idea. Most if not all, think that a buyer is going to look at the inspection as invalid, cuz its the realtors' inspector. What language are you using to get by this? Or have I just not found the right realtors yet? You send the letter to the address or to the realtors office? thanks
  22. This was not an inspection, but a house being built in my neighborhood. I could not help but stop by and take a couple of pictures. I am still new at this, but shouldnt they have termination beads or expansion joints at the side of the windows? What about cap flashing at the top? 23. On a six year old townhome, attic hatch was located in the bathroom. Is this a code violation or just lack of common sense. Unless the hatch is completely sealed, which it is not, arent you going to have some serious moisture problems in the attic? Of course, the attic was ventilated quite well, and I saw no signs of any moisture. Just looking for some info so the next time I see it, I dont have to stand in front of my client and say "i dunno". thanks Jason www.SerenityInspect.com

  25. Insulation level was fine, but the attic stairs were poorly sealed and the insulation was pulled back several feet away from each can light. I forgot to check which way the house was facing, but I would bet your right about the north side. And, yes the bathrooms alre also on that side of the house.
