  1. Brand new, still in the box it was shipped in. I bought it the last day of class and have never used it. Apparently, CO tests during home inspections are not common here; my field instructor had never even seen one. So if you're itching to try a new gadget, or if CO tests are common practice during inspections in your area, by all means, buy mine! I bought it for $505, and I'll gladly give it to a new home for $465 + shipping. Tool Experts was going to charge me a 20% restocking fee, so I thought I'd have better luck reselling it on my own. Purchased April 2010.
  2. I'm taking a global view here. Moss and other organisms like water, so whether it is wear from the excess discharge or the organisms basking in the abundant water, extensions to the ground or to a lower gutter will likely help to preserve the roof. I write this recommendation in my comments when I see such things.
  3. I do the 20+ page checklist written report (AHIT) onsite, and then go home and input all the data again in my software and deliver it with pictures via e-mail. I'm getting faster at it, but it's annoying and time consuming writing the same report twice. I'm thinking "tablet PC" this year.
  4. I was hoping there was some spot in these forums to "advertise" a tool. I have a Bachrach Fyrite 60 CO detector that I will NEVER use. I bought it when I was more ignorant of what a home inspection in NYS entails and paid an arm and a leg for it. It sounds like in other areas of the country, CO tests are common. Is anyone interested?

  6. Dang! I wish I'd have known about tinned copper before today! I know I've written up two homes with tinned copper as "aluminum". Well, a mistake is valuable if you learn from it.
