  1. Mike I was just referring to the actual post and pillar structure in the crawl not having any issues. The home itself had plenty. I use the 3-D report system(no info really) and wanted to offer these first time buyers a little more info about the post and pillar foundation. So I was basically trying to get an idea of how others would describe this type of foundation. Again plenty of other items to report on concerning the home it was just the crawl that was remarkably "clean". Thanks Mike.
  2. I am trying like heck to word this post and pillar style home I inspected this evening. There were no issues but am trying to get away from the checklist type report. Anyone have a canned report wording for these beauties that you would be willing to share? Home built in 1917, floor joists insulated, untreated wood skirting. I am just drawing a blank. Thanks. Rob

  4. I am sorry but everytime I try to rename my pics it changes the file and is unusable. Not sure why that is happening now, it is a recent issue. Is there an installation code for these furnaces in the attic area? Thanks Mike Rob
  5. Hello everyone. Can someone point me in the direction of the code for installing a natural gas furnace in an attic space. Ran into one today that did not provide a light fixture and I am sure other items are not correct. Thank-you. Image Insert: 48.43 KB
  6. Inspecting a home this afternoon and the gas furnace was located in a utility closet. The current owners built some shelving(plywood) to act as a kitchen pantry that is moveable, well dragable. The "shelving" unit is approximately 1-2" from the front grill of the furnace. In order for the home owners to change the filter, the "shelving" unit must be dragged out of the way. Besides the inconvenience, do you see any issues with the combustion air. Thanks for you input.

  8. Thanks for the replies. That is exactly what I told them concerning the rhodents and when you consider the wife went into the crawl space with me during the inspection and there was zero evidence of rats/mice the argument was closed pretty quick. The screen issue I told them I had no idea of knowing if the screens were ever present. Thanks again for the replies.
  9. I am trying to get an idea if any of you other inspectors are in the habit of mentioning window screens(installed or not) in your report. I usually do with new construction as a punch list item but on a home that is 25 years old? Just curious. For the record I do mention damaged screens if they are visible. This is stemming from a client complaint that I didn't see a rat/mouse infestation in the crawl space 6 months ago. Now I didn't mention that there were no screens installed also... She didn't like my answer concerning the rat/mice issue. Thanks.

  11. This was a first for me, so here I am for your assistance. Today while inspecting a duplex, both units had High efficiency natural gas furnaces, both approximately 8 years old. They were both installed in a bedroom closet! The only access was through the sliding mirrored doors and I even had to push the hanging clothes back from the front grill. Can someone point me in the right direction for the code on this? I am sure this install has safety issues written all over it. Thank-you all.

  17. Mike, Thanks for the reply. The windows were roughed in, probably my picture angle making things look kinda strange. I am gonna call for that z flashing to be repaired, it goes across the back side like that in different spots. I am real cautious when it comes to LP anything.   19. Hello everyone. This is a new construction townhome. My concern is how the banding is applied between the 2 panels. This is LP and it appears to me that the banding/flashing was installed incorrectly, the bottom panel is sticking out creating a nice platform for water to sit on.   20. Thank-you for the response and the welcome. The "unfinished" basement access is located under the addition which was of course added much later than the rest of the home. So I guess a good way to describe the entrance is that it is like going under the back porch then dropping(not much) into the "unfinished" basement, crawl space. Just an opening, no door, lots of moisture, dead rodent(s), cracks in the block foundation exterior visible from the interior, mostly along the mortar line. Did I mention the junk, like tires and other useful items:) It was just one of "those" type areas. I just thought the panel, if needed to be shut off, or even turned back on by the homeowner is awkward to get to. Especially if it were dark. This was a beauty I tell ya. Thanks again.
  21. Hello to all. I have a question about location for a breaker panel. Is there something that says it needs to be readily accessible to the home owner? For example, the home I inspected this morning, listed as an unfinished basement from 1909, really just a tall crawl space, had the 200 amp FPE breaker panel in this area. The crawl/unfinished basement was wet and the cover/panel was rusting. The only way to access this panel would be to go to the back of the home, remove the lawn mower, and go under the house which you could stand in, to the panel on the wall. I am recommending replacement of the panel due to it being FPE/Stab-Lok, just looking for some opinions concerning access to the panel. Thank-you in advance.
