  1. Was their a cut out/access on the furnace(return) for that return duct? When the unit was running where was it drawing air from? The dust could be as a result of the air not being filtered prior to venting at the registers. V/R

  3. Are the door's that separate the garage from the interior of the home required to be self closing/latching? I did check the IRC 2003 R309.1, and it doesn't make mention of it, just that the door must be fire rated. I was always under the impression that it was to be self closing as well. This home is new construction/2008. V/R
  4. I have always offered a small discount on the second inspection with the same client. I also state as long as the home is of similar size. After the initial discount, usually 10%, I don't offer another one. V/R
  5. Thanks Mike. I would personally, rather have the "buffer". I don't want a desk professional unfamiliar with our profession deciding guilt or innocence. Maybe they can just reduce the size of the board. Will testing be held at a testing site such as Sylvan? When will the actual licensing take effect? Meaning either you are licensed and you can do the inspection, or you are not licensed and by law cannot. V/R

  9. I am not real sure what to say about this configuration. The original home was built in 1924 with an addition added approx 10 years ago. There is a mix of plastic, copper and galvanized water branch lines. The end of this water branch line, which in actuality, is the main feed line to which other lines branch out, has a cap on one end. This same material is also used as a branch line to other items like an exterior hose bib. These pics are from the crawl space under the addition. Comments? Suggestions please.   10. It is quite possible that the window is not properly flashed, or at least that corner is not properly flashed. Is the exterior of the window sealed?
  11. Mark, I have always referred to IRC 806.2, UBC 1505.3. Simply states that 1/150 of vented area or 1/300 if 50-80% of venting near the top or vapor retarder. V/R
  12. Yeah, I wasn't tracking, but see that now. Is it possible that they might add the metal? It does look like felt has been added but it looks like it is being pieced together.

  16. I am guessing my confusion was warranted this time:) Mike it was a lean to attached to the back of the home. Water heater is approx 9 years old. This 900 sq ft, 60 year old home, had so many "home owner" repairs that it took me just as long to finish as a 3000 sq ft home when the report was completed. Thanks for everyone's help.

  20. How would this have even been brought up by these senators? Did someone approach them and say "Hey you know it would be a good idea to have home inspectors check for mold and certain types of fire hazards"? Don't most reputable home inspector's already look for "certain fire and safety hazards". Most insurance companies won't cover mold. This one should be interesting.

  22. I am not sure about complete replacement. The buyer was told, new roof 6 years ago. I told the buyer that no matter the cause, the damaged section needs to be replaced. For my own curiosity and knowledge, I just had to make sure I wasn't without knowledge of a recall or something of that nature. Here is a pic of the home from the front. It would just seem strange, not unheard of, but strange that they would just leave that section. For reference, it is the section facing you in the picture, on the left.   23. Thanks for the replies. It is strictly on the south side and there is a continuous ridge vent and soffit venting. However, the ceiling on the interior is vaulted and there is no viewable attic space. Supposedly they had a roofer take a look and he stated something about Elk shingles. It didn't make sense to me because I haven't read or heard anything about Elk(now GAF) shingles being defective. The first thing that came to mind was the pressure washing issue, but I think that would be evident in other areas of the roof if that were the case. This damage is very uniform, from the rake to the valley. It almost looks as if a giant sparkler was placed over that section, well without the burning effects/appearance.
