  1. Morning everyone. I am in need of a qualified electrician for a panel swap and house rewire in the Tacoma/Lakewood area. Any recommendations? I am in the process of getting bids for the work. V/R

  3. Randy, I, at one time, tried to use gotomypc.com and found it to be slow. That was a few years ago and the service may well have been improved by now. I am pretty sure they have a free trial. Worth the try. www.gotomypc.com

  7. I may be the the exception to the rule, but in 7 yrs, I have not had one person ask me if I was a member of the BBB. I can't say if that has cost me any leads/job's, but have not been a member. I do however get the annual call, with the usual sales pitch for a $500 membership. Just hasn't been a part of my business/marketing plan.
  8. 9 yr old home with a finished garage. Attic cavity above garage being used as storage. The shingles(30 yr architectural) installed on the roof above are showing signs of early deterioration. The only ventilation are the soffit vents. My opinion is that the garage is not properly vented which has more than likely led to the early deterioration of some of the shingles.   11. But I cannot find it anywhere. I could not get any lettering/numbers from the pipe in the crawl space. My thought is that this type of water feed is ok from the street to the foundation, but no further. Is this correct?   13. Thanks Brandon. I am guessing that is actually a back cap flashing? I normally don't try and bring older homes up to current standard, well, unless it's electrical type issues(GFCI for example). This one just stuck out to me because the roof shingles were fairly new and the chase wasn't at the roof edge as is normally the case. Thanks again Brandon.
  14. Hey Mike, No evidence of issue now or in the past. Going back and reading the current code it does say cricket OR saddle. I will crawl back into my hidey hole now;) Thanks Mike.
  15. This is a home built in 1978. Wood framed chimney which definitely exceeds 30" in width. The roof covering is new within the last 5 years or so. Would you recommend a cricket be installed on the ridge side of the framed chimney? I say yes, but would like verification. Click to Enlarge 63.77 KB

  17. Mike, That was an easy one. I would explain that it is a Zinsco/Sylvania service and that it needs to be replaced. I do add a canned comment about the issues with Zinsco/Sylvania.
  18. My reports are full of photo's, especially of any area with an item of concern. My description is brief and to the point. I will add more verbiage for the FPE/Zinsco, Pabco, LP type things, but for the most part, K.I.S.S.

  20. I agree Richard. Unless you were using an ice pick on that surface in the second picture, they appear to be emergence holes.

  23. Thanks guys. Mike, that is correct, per IRC 2426.6.4, bends 45 degree max. except one of 60 degree. Thanks again.
  24. The installed gas furnace is approximately 13 yrs old. There is quite a bit of "mineralization" on the b vent and the burner compartment. Is this caused by poor drafting? The flue is shared with the water heater. Thanks Click to Enlarge 58.06 KB Click to Enlarge 65.19 KB
