Thanks Scott, I do the overflow drain test and in this case, it was done a few times. My initial impression was venting. Either way, I definitely informed my client that a plumber is needed for more than just that issue. Thanks again Scott

Home built in 1911. There is an FPE/Stab Lok service panel installed. The home was remodeled and now in the process of being flipped. There is new wiring, gfci outlets running from this panel(with city approval letter). Did I miss something? Should this panel have not been replaced? I did recommend replacement. Scott, It becomes a sink full of water(would actually over flow if not for the bailing that the realtor was doing). The drain line is the angled long plastic run behind the 2 galvanized lines in the wide view photo. I could not access the attic on that side of the roof to check the vents. There are vents exiting the roof. Thanks

Home today, built in 1911. 1/2 bath added to the second floor. Old galvanized water lines, old cast iron drain line. Every time something else with a water source was run ie; second floor sink/toilet, dishwasher, tub etc... The main bathroom sink filled with water. I am guessing a venting issue? I guess it could be a main drain issue. Any thoughts? Here are a couple of pics of the area below the main bathroom. Anyone willing to share their commercial reporting format? I will be working a 18k sq ft nursing home and would appreciate some ideas for format. Scott, Yes the home had been vacant for some time. Bank owned. Water heater was 9 yrs old and drained as part of the winterization of the home.

Mike, I did take the aerator off. Nada.

The home I inspected today was built in 1962. There was a half bath on the second floor, but no water pressure at the sink. The toilet had good pressure, flushed and refilled normally. But nothing at the sink. I did make sure the angle stops were open. The downstairs bathroom, directly below half bath, had good pressure. Any ideas? Galvanized water lines throughout. Thanks,

Randy, My scanner automatically does that for me unless I specify different. For example, I have 5 pages to scan for the same file, I simply put the first page on the scanner, scan, then the software(came with scanner), asks if there are more pages. I use the Nitro PDF program.

Jim, I believe it was an FHA inspection, just referred to as a "HUD" inspection. Not part of the appraisal. I am guessing that the bank or gov, do these inspections to try and get a pricing idea etc...

The holes were way to big for beetle damage(maybe buprestid). I was thinking that possibly this wood was brought in from some location that might have been near the coast. I remember shipworm damage being on our pest licensing test, sure looks like it.

I have a certain set of tools that get used at every inspection. Screwdriver, outlet tester, flashlight. These are always in my pocket. I used to keep my tool bag at the front door, but have more than once, found people rummaging through it for one thing or another. So I keep it in my truck and grab things like moisture meters and Co testers as I need them.
