Danny Pritchard
Found this interesting today.Three homes all the same model, all located next to each other at the end of a cul de sac,all built by the same nationwide builder. Two of the homes are less than a year old,one is still under construction. There is one visible difference between each of them. crusty
The stucco in pic #2 does not have adequate ground clearance at the column and appears to be taken right down to the concrete on #3. Pic 3 has joints on the side wall where the others don't.
Danny Pritchard
Crusty , You were correct in looking at the expansion joints.Picture #1 has an expansion joint between the 1st and 2nd levels on both the front and sidewall. #2 This house has no expansion joints. #3 Vertical expansion joint at the sidewall and an expansion joint between the 1st and 2nd levels at the sidewall. I found it funny that I could stand in the street and look at 3 homes of the same model and all three were different. As far as the column I did not look at it closely. These are typically stopped about a 1/4 inch from the slab.
crusty
Oops, missed that joint. I am not sure about IRC but UBC requires 2" clearance above hardscaped surfaces.
