Mark Things have changed in the last 49 years! And not all for the better. Painting stucco is fine. How thick is the stucco on your house? How many coats of paint does it have on it? Is it concrete block or haydite? Did they let the basecoat cure out before they finished it or just texture the basecoat without a finish coat?
-
If thats the case the house's will continue to be a big sponge!
-
Well said Mike! But I can testify if you start trying to change things you will catch a lot of flack! Danny Does that mean they are going to start putting moisture barrier on the block and lathing it also?
-
Ok Mike I will thanks. Doesn't ASTM call for joints of of the corners of openings? And no panels bigger then 144sq. ft. And for joints at plate lines/floor changes?
-
Have you seen these? "Links removed by the Editor" It could be worse!
-
Bootsan How are your windows flashed?
-
Like in these pictures of a friends house it all looks normal for most people!! When I told him what I thought might be there he was shocked and it was worse for him when I showed him. http://www.badstucco.com/repair2.html Imo Windows with trim around them need 3 peices of flashing on them and proper lapping of the moisture barriers! http://www.badstucco.com/properflash/properflash.html In these photos you will find 3 peices of flashing! 1. On top of the trim. 2.At the head of the window.3.Under the nail fin at the bottom to kick the water out over the cladding that just happens to be stucco! There is backer rod and sealant between the window and trim! There is flashing between the trim and stucco so the stucco is not touching the smart trim as per the smart trim specs! Not as to ASTM! If they would put flashing under the windows when they have trim around them like this it would take care of a bunch of leaks and heartache for the homeowner! Let alone all the moisture barriers that are installed wrong, like on this one where they do not have it under the trim up to the window! IMO if you install tyvek to their specs you will trap water in the wall cavity. Ref; tapeing all the horizontal joints, and their flex sill wrap is a good product but installed to their specs it is reverse lapped at the sides of the window. It needs to be under the sides not over them! If tyvek works like they say by tapeing the joints and the reverse flashing at the sills it will trap the moisture in thats trying to get out of the structure. I have been told by the reps in the KC metro not to violate there product to put it over flashing to tape the flashing back to the tyvek. IMO thats wrong! the tape will fail letting water behind the flashing! When you have a system that calls for 2 layers of moisture barrier such as stucco, the 2 layers need to be every where not just under the stucco. When astm calls for a backer rod and sealant joint everywhere! I have issues with that also. For the most part at the head and under the sills of windows and doors! Where can the water get out thats inside the house? I have a toll free # 1-888-830-2687

You mean like this one! http://www.badstucco.com/1coat/1COAT.htm It is in the same subdivision as most of the ones in my last post. And most were done by the same crew! I guess when they sell that one they can advertise the stucco has been caulked! And that just irritates me to no end! If I were to write something astm would not like it! I do not agree with them on a few issues!
-
And then there are the infamous so called stuccomen!! http://www.badstucco.com/Leaks101_files/frame.htm Most of these were taken in the same subdivision.

What do you fellows think of these? http://www.badstucco.com/bricks/bricks.htm The stupidity seems to be industry wide and on a national level. And a city codes inspector would not even come out and look[:-bigeyes let alone stop this!
-
We are definitely on the same page on this matter!!!
-
I have not had good luck in the states capitol! http://www.badstucco.com/howwe.htm The hba is strong!
-
Mike and Jim if they could be held liable like others in the industry and all other walks of life! Maybe then things would change!
-
Can the city codes inspectors bar be raised to higher standards?
-
This was sent to me by a lady in texas and I thought I would share it! http://www.badstucco.com/phpbb/viewtopic.php?t=396 Is this a shame or what? Can we afford to just inspect to minimums any more? Or is it past time to get some changes made?

Hows this for EIFS Jim??? http://www.USinspect.com/EIFSVideo/EIFsMain.asp And that only deals with hard coat stucco. They need to do another for EIFS. I have one criticism, though. If the publishers of this slide show want to be taken seriously, they need to hire an English teacher to edit it. The spelling and punctuation errors were embarrassing. I suggest an English teacher because those people are usually underpaid and under appreciated. - Jim Katen, Oregon

Is there really no code that addresses moisture barrier under trim? http://www.badstucco.com/repair2.html The codes people where these photos were taken told the home owner just that! With that said the window companys, stucco contractors, home owners, and the insurance companys do not stand a chance! And the carpenters caused the damage! How do the private inspectors not get caught up in the mess?

Try these! http://www.badstucco.com/Leaks101_files/frame.htm Thanks Carl ps I have a buddy that does everything on the website for me!!!! He messes with me all the time in one way or another! Lucky me! Maybe while I am off work letting my shoulder heal up I should go to school for computers/photography!
-
Did you click on them? I by no means am a photographer! And I am limited with the computer! I thought they would get the pointe across I was trying to make. An (example) I have spent way to much time playing in the mud!!!!! I married into the trade I should have found a bankers daughter! HA!HA! I am just trying to help expose some of the built in DEFECTS!!

That looks like a paperback lath crack!!! This happens when the lath and paper are cut on the same line and it does not let the stucco key to all the lath! http://www.badstucco.com/improperprep/p ... %20032.htm Hope this helps!

http://www.badstucco.com/Leaks101_files/frame.htm And this is what we were told about it!! http://www.badstucco.com/howwe.htm Where is the justice!!!
-
Thanks Jim, That is what I am getting at! In the kansas city metro they fir them out with a chunk of 3/4 inch plywood when the house gets stucco. It seems to me they would leak no matter what kind of cladding was on the house! Into the wall cavity that is.
-
Can anybody tell me why they are not self flashing? I wouldn't want a water leak at a 200 amp service!
