I have always had occurrence and I too need to renew. Need info...what happens when you change carriers on a claims made policy? Do the claims go to the carrier that you had at the time of the inspection or the one you have at the time of the claim? If the old policy ends on say 7/4 and the new one starts on say 7/5 and the claim is from 7/3 but made on 7/6, who covers it or does it depend on the wording in each policy. Do they all have to have what I will call "lingering coverage" for anything that happened during the time of their coverage that is filed after the close of the policy period? I know this is a tough deal, but I figure I can get the nuts and bolts of it from fellow inspector in language I can understand rather than getting it from an insurance carrier that speaks Greek. Is it acceptable for a condominium building with 3 stories of units to have a common shutoff for water supply, or does each individual unit have to have it's own shutoff inside the unit? Also, where can I find this info?

Jim or Mike, Can you tell me if what you are talking about is the same as the one located here - http://www.professionalequipment.com/xq ... efault.htm I checked the "orange box" and Graingers and could not find anything but a garden style water flow regulator/meter. Johnstone Supply's website is so slow, I do not have time to navigate through it so I sent them an email to see if they carry it. No response yet.

Anyone know of a good website for inspection tools. I know of professionaalequipment.com and inspectortool.com. I am mainly looking for a Toro style water pressure/flow gauge and case. Anyone know where I can get them.

Why must they replace the FPE panals ASAP? I just let them know that they were the subject of litigation. I do not recall anything that was proven that led to call for their removal from the market or any recall that said to replace them. Did I miss something?

The stove is electric. And after going back there with someone who speeks spanish, I have learned that there are not 10 people living there, THERE ARE 15......remember it is a two bedroom, one bath 700sf house.

I was called to consult on a house that had water on the interior walls. When I got to the house, there was water on the walls, windows, floors and ceilings had peeling paint. Conditions - the house is a 1930s two bedroom cape of about 700sf. It has a walk up attic with minimal insulation in the floor of the attic, walls of house unknown. The attic has two windows, one on each end. The attic is an open area and has three beds in it and the area is heated with a portable electric oil space heater. There are ten people living in the house. It is not a typo, there are 10 people living in this two bedroom one bath house! There is only one bathroom (and as a side note, the shower walls are made of sheetrock and not the moisture resistant kind either, not that it would make a difference) anyway, no vent in the bathroom. Heating is with a steam boiler that is only used at night when they sleep and shut off during the day (not turned down, but shut off). No burst plumbing pipes were found. The windows are double hung, single pane with varying degrees of glazing deterioration. Walls are a mix of sheetrock and plaster with both oil based and latex paint. Some paint is peeling off the ceilings. Roof covering is asphalt shingles and is deteriorated but no staining is seen on the sheathing from the attic area. The fibrous siding is in fairly good shape. Ice is forming on the edges of the roof where the gutters are full of ice. Ice damming is occurring. Problem - water is collecting on the interior window glass of all doors and windows including the ones in the attic. Water is on most of the interior outside walls from about the top of the windows down and is running down the walls to the floor and in some area beyond into the basement and down the concrete basement walls. Interior inner walls are dry. Most window sills are soaked with water. A mold type substance is growing on most of the walls where the floor molding meets the wall. Initial conclusion - There is not adequate ventilation of the interior portion of the house. That many people taking showers, cooking, breathing, sweating or whatever, along with a steam furnace adding moisture to the air with the steam release vents on each radiator and the attic being heated and closed up are all contributing to the moisture being put into the building and not being allowed to exit. The condensation is building up on the windows and walls and dripping down. Just like dew on grass in the morning, when the steam heat is run overnight, moisture builds up inside the house and is clinging to windows and such, but unlike the sun drying the grass, in the morning the moisture is not dried by the heating system of the house during the day because it is shut off. It then stays as dew all day and is added to the following night and the cycle continues. Input - Does this make sense? I am looking for other possible causes of this. Will a whole house fan fix this? If you have any other thoughts that may be causing this condition, or how to fix it, please post a reply.

Drive by inspections

It hardly seems worth it to do them for $10-$50 given the time for travel, prep, office time to download and send the pictures, gas money and whatever else I may be forgetting. -
I have been asked to do drive by inspections of properties for a bank in another state. The drive by only requires a couple of pictures of the property, and not an actual inspection. They need to know what I would charge for this. My question is, do any of you do this type of inspection? What do you charge? Do I need to be aware of any pitfalls? Anything you can offer would be appreciated.

I am looking to buy some tools, and I am looking for input on what to get. I am looking for information on types, cost and ease of use for carbon monoxide detectors and gas leak detectors. They can be combination units or individual units. Do you have any recommendations? I want to get the best unit(s) for the least amount of money. I am also looking into a moisture meter...any thoughts? Same deal, easy to use and the most for the least.
