Hi Jon, There are a couple of possibilities based on homes I've seen in areas like yours (Colorado). - The outside air is extremely dry this time of year, while you may have excessively moist conditions in the home. The end result is excessive condensation. Or you may have leaks in the window seals. - The basement pipes can be wrapped to correct the condensation problem there. If you have excessive moisture in the home it may be lack of insulation and poor ventilation. Make sure bathroom exhaust vents to the exterior. Erol Kartal ProInspect

  9. Hi David, For those of us who prepare reports at home, it's going to take at the very minimum 4.5 hours. You've got the inspection, travel time and report writing. A good comment/narrative library helps. Erol Kartal

  14. Inspected 2 year old home with a client and Betty Zoid. There was no heat source in the first floor 1/2 bath. Is this common with new homes? Thanks Erol Kartal

  17. Hi Kurt, You mention that your reports conform to ASHI SOP. I was told by the folks at the Illinois Office of Banks and Real Estate that we must mention that we inspect and report in accordance with OBRE standards. This I don't like because OBRE standards only mention what we inspect. Anyone else know for sure? Erol Kartal
  18. If there are too many exposed nails isn't the roof considered defective? I realize the words 'too many' are subjective, but when do you stop recommending caulk and start looking at the potential severity of the problem? Erol Kartal
