    I was at a home today with a 125,000 btu oil boiler in the basement and a fairly large coal stove in the above kitchen, both sharing the same clay lined flue. I know that you cannot share a wood burning device and a oil burning device on the same flue, but can oil and coal share a flue assuming that the flue is sized correctly? Do problems arise if both are being used at the same time? Thanks in advance.

  9. I see them all the time in the greater Philadelphia area, sometimes even in high rise condos (all the units have them!). I tell them to replace them for all of the above reasons. Agents do give me grief for it sometimes, i just tell them that I put my professional opinion in the report and then they can do as they feel fit.
  10. I encountered a house today with a 200 amp service line and meter, installed to a 150 amp panel. The panel was original at 40 years of age, the service line was obviously newer. Is there any "danger" to this or is there just a higher likelihood of tripping the main breaker? The panel is going to be replaced for other various reasons, i am just wondering. Thanks

  13. I was in a house today that was around 60 years old, with many recent renovations. In the crawlspace this green very hard spray insulation was all over the foundation walls, sill plates, rim joists, and duct work. I even found it in between the framing in the attic. Is this some kind of new spray insulation kit like this?: http://www.sprayfoamdirect.com/ Wouldnt this be dangerous to install this all over the joist ends, rims, and various other framing (trapping moisture, termites etc.) preventing inspections. The sellers disclosure noted previous termite damage and the home was already treated with an annual inspection schedule (who knows what they were looking for???). Would you do anything other than simply listing it as a limitation of what was or was not visible at time of inspection? We dont see spray insulation to much around here.   15. A friend of mine just got back from living in Portland for a couple of years, he said there are no jobs and that unemployment is REALLY high. I wonder what the housing market is like there? I spent a week in Portland about 10 years ago and I must say, that area and all of the surrounding area is awesome. Good luck in what every you decide to do. Yea, your not "allowed" to pump your own gas in Jersey either....

  18. I was at a house today that had masonry chimney, with a clay liner, and a metal liner (flexible metal type). The chimney was capped, and the oil fired furnace was installed about a year ago. The clean out cap at the base of the flue was corroded with a blueish green hard (not wet) substance and there was also a blue stain on the floor below (cap sealed). Also, there was evidence of prior leakage in the form of a white flaky substance at all flue joints and inside the furnace cabinet itself. What is this blue substance? And is this white flaky substance evidence of moisture intrusion or condensation? The flue looked as if it was recently installed (possibly with furnace). Thanks.   20. I have seen it before, but usually it is poorly installed (windows sunk in due to lack of clearance etc...). This time i wouldn't have even noticed except you could still see the metal behind the electric meter.   21. I was at a house today, 33 year old, that had vinyl siding installed over metal siding (evident by the electric meter). What do you guys tell your clients when you encounter this?
  22. Yea, in my original sheets i had that one must call as well. I ran into a few other decoders, and one of them said that the 3rd and 4th digits were the year. I guess it was wrong. Ill make the change and repost it at some point. Thanks.

  24. Yea, a lot of these I have never seen either, i just kept them on b/c it it fit on 4 pages (printed back to back its only two pages).
