  1. Natural gas is cheap right now and I believe that it will only get cheaper during your lifetime. If you have that option it is the way to go. Of course, installing a furnace, ac compressor and duct work will cost some money but you will like it. I grew up with ceiling radiant heat. It sucks. My head was hot and my feet were cold. (Duh, heat rises.)
  2. I suspect, but did not research, that a few more people die in auto accidents than from CSST failure from a near by lightening strike. That reminds me of an agent that I have known forever. We were at an inspection recently and for some reason we talked around to lightening. It turns out that she is the only person that I have ever met that was struck by lightening. She said it was a terrible experience that took six months of physical therapy for recovery.
  3. He's at the Depot Yea! And my Depot stock is rocking. This is amazing to me. If you go to a Deport store for an area rug you have a choice of 25. If you go online you have a choice of 25,000 (this not a made up number). Their problem is figuring out how to present online customers with all the choices they have in a way that a buyer can sort down to what they want. PS An offline drain is not online.
  4. I believe each vanity should have its own 20 amp circuit with quad receptacles. If the master bath is built over a garage (as is common here) there should be a separate 20 amp circuit for a space heater because it will be needed. Any closet that is large enough to accommodate an ironing board should have a 20 amp dedicated circuit. This is not what I always report; it is just what I believe based on experience. Thanks to every one for letting me get this off my chest.

  7. You're right. Since it was a 60 year old house I told them it had to be torn down becuase it does not meet current codes. Very clever of you. What was their reply to you? The buyers were impressed. They felt like they got their monies worth out of me. I just had an epiphany. Here's my new business model. Just look up the age of the house in the tax records. If it's more than ten years old send an email that says it does not meet current building codes and needs to be torn down. I bet I could do fifty of these before lunch and never leave the office.
  8. The city that I live in got rid of its last in ground trash receptacles less that a year ago. The city removed the old cans, filled in the holes, planted grass and a left a a large rolling bin that they slide up to the back of the truck. The truck has a do-hickey thing that empties the bin. They went to from twice a week pick up to once a week. The elderly and disabled do not have to take their bins to the street.

  10. Not in this case and not in this area in general. The panel is located in the center of the house so the grounding conductor would have to run down to the crawl space then 2 feet to the exterior. Whith the weather head connection it's a 10 foot run plus the ground rod is now located near the phone and cable for easy bonding.
  11. Thanks Marc. It's such an eloquent solution to grounding of homes of this age and earlier that I am surprised that I have never seen it before.
  12. I had a mid to late 50's ranch today that was "grounded" by a driven metal rod which was connected to the neutral at the service drop with a #6 insulated conductor. Since I have not ever seen this done in nearly 15 years of inspecting I assume that it is wrong. The original ground connection was to the galvinized water piping which has been replaced with CPVC. Would one of you guys or gals that are more knowledgeable than me on electrical issues confirm or deny my assumpition? Thanks ya'll. Click to Enlarge 48.68?KB
  13. I recommend the 30 second solution; write a check to a pest control contractor then relax with a beer. I stand corrected. Relax with several beers.
