  7. I have never seen an attic problem resulting from venting a bath fan to an attic in the Atlanta area, regardless of the age of the home. The older homes have so many air exchanges that it does not matter and the attics in newer homes have so much volume and ventilation that it does not matter. In response to the kind poster from Georgia that asked our option concerning his or hers dilemma about selling a home I will offer the following advice. If this issue is the only item preventing the sell of your home you should repair it as soon as possible. A handy man can quickly vent the fans and the buyer will be happy that some corrective action was taken. Show the buyer a receipt, go to the closing and sell your home.

  9. What's that prediction based on? 30 years of experience in engineering and construction, ICC certification and a Professional Engineer license. I have spent the last 15 years of my life inspecting 100 plus year old homes. The conditions in your market may be different from what I see every day.
  10. There's abundant evidence that people can have allergic reactions to mold. There's abundant evidence that people who have problems with their immune system can be infected by mold. There's abundant evidence that people can have toxic reactions after ingesting mold. There's no evidence (that I can find) to back up the assertion that breathing mold, spores, or VOCs from mold in a residential setting can cause any toxic reactions in healthy people. If you know of such evidence, please direct me to it. Find the worst moldy house that you can, pay my standard fee, and I'll be happy to live in it for a month and walk out as healthy as I walked in.   12. The odds of the foundation in a home of that age being able to support an additional floor are pretty slim. Before you get your heart set on that attic basketball court you should have a structural engineer perform an evaluation.
  13. If the dryer vents through the roof the damper seal may be defective. Some seals during that era would get hot and fuse the damper to its seat. The manufacturer now uses a felt seal.
  14. This is the land that time forgot with regard to air conditioners. Last year I saw a 1967 Ruud unit that was operating perfectly and a circa 1950s Carrier unit that was just fine. (The little old lady had service records for every year, going back to when it was installed.) I actually saw an old water cooled type last fall, from the early 50's (approximately). House was one of the old one's in the city without a meter. The owner (really old) always wondered why the water ran continuously all summer. Yeah, when was the avocado color scheme popular? I thought it was the 60's. Beige came in around the late 70's, or 80's. Turquoise ruled in the late 60's, early 70's, or so I recall. Nowadays, Taupe seems to rule. There should be a book....."Color Guide to Equipment Age". Every once in a while I run across a natural gas air conditioner. I know, a furnace is an air conditioner but I am refering to a cooling air conditioner, bascially a chiller. The ones I see are always in old condos. I guess I crashed your party Jim.   17. We're talking about Z-metal over a window or door or over a belly band. My belly band is a leather belt.Should I get a Z-metal belt? My belly sheds water just fine (I confirmed this with a marble test) but salsa is a problem at times.
  18. Not likely. That pipe is a cold rolled product with no heat treatment or tempering. I stand by my option that if you are dealing with gas piping "When in doubt, throw it out".

  20. I had an attic a few years ago that was covered, and I mean covered, with turds that were bigger than those of my 50 pound dog. It turns out that a big old opossum was very comfortable in that attic.

  23. It does not matter what the R value of a stone wall is in a 200 year old home. You really need to be concerned about how moisture and air are moving (or not moving) between the interior and exterior of the home. Just focusing on insulation is short sighted. Controlling air infiltration, exfiltration and moisture movement is, in my mind, more important.
