  1. Failure to maintain proper water chemistry on a more regular schedule than you have can result in the problems that you have encountered. At the bottom of this post is a link to a study conducted by the University of Florida's Department of Materials Engineering that addresses issues related to poor water chemistry in Marcite finished pools.   7. Wait, by using a moisture meter with pins it becomes an invasive inspection, then we go down the slippery slope?? I don't get it. I remove covers, panels, pull up carpeting in corners, etc, etc to do what's needed for thorough inspection. We could start the drop ceiling tile discussion again. A moisture meter is an instrument that should be used with great care and thought. Is the subsurface material that you are scanning drywall or plaster? In many older homes there is a mix of both. If you scan a stained vinyl floor next to a toilet on a slab are you scanning the slab or the vinyl? Experiment often before reporting.

  12. The plastic drain pan under the cold water heater is not approved for a gas fired unit. Most '96 era cold water heaters have a defective dip tube. What was the hot water temperature after running the dishwasher? Lukewarm I bet. Was the cold water heater thermostat set to "High"? Probably. Will it leak one or two weeks after the new owners move in? Probably.

    I suspect that the holes were originally the result of corrosion, probably at a large inclusion in the pipe. The fix is to drill out the inclusion and plug the pipe.
  14. Georgia law requires that all counties comply with the State adopted building code with amendments. The counties and municipalities are free to adopt requirements that are stricter than the State mandated code but are prohibited from ignoring any section of the State adopted code. A contractor's claim that "we don't enforce that here" may be true but the contractor is in violation of the law. As you already know there are many counties in Georgia that do not even have a code enforcement department which means that nothing is inspected or enforced.
  15. Georgia code amendments reference the the Forest Products Society manual Wood Decks - Materials, Construction and Finishing. It recommends a self supporting deck that is attached to the house for lateral support with a drainage gap. Of course other options with flashing etc. are allowed.
  16. There are somewhere around 2500 species of cicada with many different life cycles. Some of the periodic species have a 13 year life cycle and some other periodic species have a 17 year cycle. A 17 year periodic cicada species is emerging this year with very large numbers. Bill is now an entomologist. Awesome.
  17. That is the way that this system works except it uses a heat exchanger. What has me puzzled is the wiring. I would expect the wiring from the control panel to be connected to the unit that is being used to heat the water. That way when the heat pump comes on it triggers the pump to circulate the water (or whatever liquid is being used). Look at this way. Ignore the refrigerant line sets, they are fine. The left unit is being used to heat the water but the wiring from the control panel is connected to the right unit. It seems to me that water is being circulated only when the right unit is running. It should be circulating only when the left unit is running. I think that the control panel wiring should be connected to the left unit.
  18. A refrigerant line set from each compressor enters the house under the drain lines between the compressors. Each line set serves its own air handler. The compressors are not interconnected.
  19. Are you saying that water lines ran to an outdoor unit? Or that they ran to a heat exchanger (presumably that box on the wall in your indoor photo) fed by one outdoor unit? In your photo of the dead grass between the two outdoor units, there appears to be some sort of tubing connecting the two. The stuff looks old enough that I suspect a home-made design, but could be completely wrong. In the first picture you can see the water lines on the wall running to the left unit. On the ground between the unit are the refrigerant lines. The heat pumps are not interconnected. At the right unit you can see conduit runs. One is the power the other comes from the indoor control panel.

  21. I had a heat pump assisted cold water heating system today and I am so confused. There are two heat pumps, one for each level of the home. The water lines for the cold water heating system runs to one heat pump but the wiring from the cold water heating control panel runs to the heat pump that does not have any water piping. My gut feel is that this is not right?

  23. I have never seen this type of staining on vinyl siding. The home is a 1997 build, 3/2 on a slab. The side of the house that you are seeing is a west exposure. There is a master bath and master bedroom on the second floor opposite the staining and a dining room and living room under the bedroom. The home was immaculate.
