    Concrete gets hard and cracks. As long as you cannot stick you pencil in the crack and there is no vertical displacement I would not worry about it.

    You only need a pencil and paper and you can borrow those when you get to the home. If you need a ladder and the seller doesn't have one just report that the gutters and roof have not been properly maintained. #9786;

    If you plan to permit the structure, and you should, you will likely need stamped drawings from an architect or engineer. If it was me I would hire an architect first then have an engineer check the calculations.

    The breaker could be defective or it may not be properly wired. I once found several AFCI breakers in a condo panel that had the the extra white wire clipped.

    Really? Why? What concentration? Really? Yes. Why? No toxic fumes. Concentration? Three percent is fine. Put it in a spray bottle, spray, let set for 10 minutes, scrub, then wipe clean.

    The bonding screw is not always needed. It depends on the configuration of the panel. Same with the bonding strap between bus bars.
