  1. Strickly Radon pick ups. You can fit 4 in those bags. Now you can write the whole thing off your taxes too. Nice!, Ride safe my friend
  2. the dolllar value your inspection brings your client depends directly on how well their broker negotiates for them. So , on the average, your client recieves much less dollar value than he should, but still generally recieves more than he paid for your services. Now if you sold each client a broker prod for 19.99 and taught him how to use it. Your income would increase and the clients return would be much greater AND instead of BEING a pain in the a$$. The broker would HAVE a pain in the a$$
  3. That's a good one. Really used. But not the painters. They just use the 5 gallon paint cans, put the cap back on and stash it in a closet for the carpenters to stand on. PU!!
  4. I run into a new 5 year old roof more than a few times a year. It seems anywhere whithin 5 years on a home is considered new. By a broker or seller anyway. I always bring up the buying a car thing and sometimes compare to a real estate liscence. So my dear broker, when you met your first clients, and the ink was still wet on your liscense, did you tell them you were a NEW, just liscensed broker or a well seasoned professional. oops
  5. Richard, His home page wasn't nearly as scary as yours! HAHAHA
  6. WOW, The window is leaking. Look above the warped siding. OOPS there it is. A window. GO figga
  7. Manny, Your Fired!!!
  8. Architects draw pictures. Engineers make homes stand the test of time. He needs an engineer.
  9. You got the Asbestos right? Looks like they figured the brick extension off the sill would create a drip edge. Wrong. The water runs right back to the sill plate. Was the brick original equipment or added?
  10. That's actually a good idea! I have seen many cases where the radon system was not working due to water filling up the hole.easy install too.
  11. so is there black pipe of copper pipe coming into the house. Is there a jet pump? whats up there? Now you have us all wondering.
  12. Is the house on a well or city water. Well water with a low PH can do that although I have never seen it THAT purple. Is that a crawl space. If so condensation from ground moisture has somethjing in it that is causing the staining. If it is a crawl then those lines should be insulated, Yes?
  13. most condos will have a shut off for the water heater and water lines as two separate valves just above the water heater.
  14. why don't you do a test. I think it depends on how long it stays wet. Getting wet and drying rapidly will not allow enough time for mold 6to grow. In your neck ofr the woods, breathing on drywall will probably promote mold growth. Put a sample in a dry room of your home. Spray it with water. Wait 1 week. What do you see. Nothing. Same test, Spray once a day for 2 days and so on. Don't breath on it. HAHA
  15. If you are looking at a well tank then the house has a well or has a booster system added to increase flow for rain style shower heads or large tubs. Typically a booster system uses what is called a jet pump, ( google it) It sits next to the well tank. Typically a well pump will be at the bottom of the well and cannot be seen without hauling up 100 or so feet of platic pipe. So which is it.?
  16. Moisture. Hot or cold, Moisture
  17. That's a Trombone trap, Can'tbelieve you never saw one before
  18. I agree, you did your job and should be paid for it. If they stop the check. Have them arrested. I went through an inspection for a tenant who was trying to get out of her lease. There was tons wrong with the place, but she was a slob too and should have maintained certain areas. All said and done. She's still there. Finally stopped emailing me. They didn't believe the tenants home inspector. Now they do. Now they lose in court for sure. Good job. Keep the faith.
  19. Got a digital camera by any chance?
  20. It really looks to me that the lower foundation was poured, or mixed I should say because, it looks like it was mixed in a potable cment mixer, the mix was poor with too much sand and gravel. Then the block was added on top. The resulting joint has leaked over the years and caused the poured concrete to deteriorate. Adding a bonding agent and resurfacing may help as far as appearance but you may have to attack the exterior below grade to actually stop water from entering. I would get a lisenced mason over there to take a look.
  21. Richard, Considering the slow market, I would say that the birds have been watching too much Jerry Springer through your window, and it has caused inbreeding as well as erratic behavior. Are they throwing food at each other too?[] Hopefully as business picks up the birds will pick up also, their nest that is. Could be lack of sunlight stress also. I know i'd have a tough time building houses in the rain every day too.
  22. Can you take some more photos from a wider angle so we can see the whole corner or wall of the basement. It's hard to tell from the photos exactly what was done. Block was added on top of a poured foundation but can't see enoough of the whole room.
  23. what's your point? [:-bigeyes
  24. Measure it! You are confused and should read the installation manual for the product you are purchasing.
