  1. If the local water department has worked on the lines around the "hood" there might be some air in the lines.
  2. Just to be clear. I called this out as more than six movements of the hand to kill all power. I guess you could hold your hand vertical and knock most, if not all, of the 20 amp breakers on the right side. The intent is one breaker is considered one movement of the hand correct?   6. There is a house that was built in our neighborhood about two years ago. It sat vacant until six months ago. Every morning, when my wife and I go for our walk, I notice that the windows on the home have condensation on them. Doesn't matter what the outdoor temperature is, it happens when it's 70 out or 45 out. They very rarely run the a/c, the windows are almost always open. This happens on the windows that are open as well as the big front picture window. The house is about 3,000 sf + for what it's worth. Any ideas?

  10. Kurt: Was this a counter-flow furnace? From the pic it's a little hard to make out the configuration.

  13. You wouldn’t install an open expansion tank on a modern boiler installation. If in fact it is still in use it should have been changed out to a closed tank (bladder style) or at least that’s what a quality mechanical contractor would do. I would imagine that it could still function though. Did you happen to note what the idle pressure was on the boiler? Did it have a PRV on the city water line? Old radiators that were meant for steam will also work with hot water system however; they take a long time to heat up and may not provide the comfy heat the new home owner might expect. What’s up with the peg board in front of the boiler? Is half of the boiler in some make-shift work bench?? I can't imagine what that bumpout is. Whatever that is though it does have a lovely coat of white paint! Another thing I can’t see too well, does the hot water tank & boiler have a TPR? It would appear from the photo that the gas fired hot water tank seems to be sitting on a wooden platform too, that’s nice. It also has some scorch marks around the inspection plate, draft any good? Is there some kind of pipe chase below the hot water tank? I’m sorry, what was the question again?
  14. I drive a Chevy Venture now and I really like the car but the big problem with it is no separation between cab and cargo, all the stuff in the back will be in my lap (or cranium) in a collision. Next vehicle will be a p/u truck.
  15. Two part question. Where would one find a list of newer homes in their neighborhood that are approaching one year old? I have a generic tri-fold that I distribute but I want to customize one that focuses on one year warranty inspection as well as maintenance inspections. If any of you guys have already done this and would mind sharing some of the verbiage you can email me at hlis@adelphia.net All right, a three part question, do you charge a regular fee for these?   18. Hello Kevin: Yep, they are what you thought and it might have been that the only place that the problem was showing up was in this lav. Any expansion tank on the hot water tank? I would hate to see Brian's answers on an ink blot test. [:-dev3]

  21. It was a puddle under the gas meter. The town-house has been un-occ. since the rehab so no gas was being used since heat was needed. Tried to run the a/c and it wouldn't start so I know that's not the problem (low temps - stuff sweating).
  22. Inspected a townhouse today. It was a full rehab from old apartments. It was un-occupied and had been since the upgrade (approx. 8 months.) While in the basement I noticed water on the floor where the gas meter was. Touching the bottom of the gas meter I came up with water on my hand. I used the gas sniffer and came up with a small leak at the main shut off valve but nothing around the gas meter. Condensation might be the probable cause but there had been no a/c running in the condo and everything was about the same temp. The floor had been painted about 2 months ago so the moisture had to come in the summer months. Any thoughts?
  23. I can play a few mean riffs on a voltage sniffer! I use to play the freon leak detector but had to spend a few weeks in rehab with Steven Tyler. Those were dark days. I'm much better now.
  24. I think it was W.J. that stated (paraphrasing here) I'll always default to the manufactures recommendations rather than personal opinion. More defensible.
