  8. Yep, what they all said. Not our job, well beyond the scope, and probably not even the problem to start with. No way I'd cover that, and I don't believe for a minute they could make me either. The service guys and contractors (all kinds) seem to be getting more and more into the mode of claiming anything they find or fix should have been caught at inspection. I don't know if it's revenge or they're just trying to look good for having *out-done* us. It isn't in the NEC, much like the 42 circuit limit never was until the last issue, but I know of no one who makes a panel with a 200 amp main that allows 42 circuits. As you pointed out, many panels are rated for 225 amps, but very few have 225 amp mains. The same is similarly true of "100 amp" panels, which are virtually all rated at 125 amps (though there is no 2 circuit bump for going with the 125 amp main for some reason). The circuit limits are, and always have been, "de facto" limits arrived at by the manufacturers' electrical engineers, until the NEC adopted the 42 as the high end limit. One can say they aren't code and aren't "written" anywhere, but if no one ever has made a 200 panel with more than 40 circuits then any panel you find with more is wrong. I've had that arguement a few times, which is why I'm glad the NEC went ahead and codified at least the high end allowance. Now they need to do the same with the others. 100/125 amp 20 circuits 150 amp 30 circuits (I've heard talk of 32's, but haven't seen one in a 150) 200 amp 40 circuits 225 amp 42 circuits If anyone can post a link to a residential panel spec sheet (or label photo) that allows more than any of those I've listed, I'd love to know about it.   14. I had another thought about the 42 circuit thing last night. To have 42 circuits you must have a 225 amp main, not a 200. The max for a 200 is 40 circuits. I could swear I see 200 on that main handle. As always, check the label to be 100% certain, but I've never seen a 200 amp 42 circuit panel by any manufacturer. Brian G.   18. I also like Richard's list. I've seen similar ones that actually included the furnace/AC filters and such, which is counter-productive for an HI seeking the truth about a property. I suppose that would be helpful if one wanted to find and report as little as possible. I can't imagine a group of realtors would retain much on the technical side, but if I were going to suggest things to look for I'd stick to simple stuff like lack of GFCI's/smoke detectors/CO detectors (where needed), 2-wire outlets, old and crummy major system components, negative grade, rot, water stains on the ceilings, etc. as visible signs that work will probably be needed. I'd also stress the potential conflict of calling in contractors without getting an independent opinion from a qualified HI first ("You need a new roof real bad lady.   20. I do it, but only for a few of my loyal RE friends who I know will see to it that I'm not left out. One specializes in a low income type of loan where the client often won't have the money for appraisal, inspection, etc., but she wants them to have the same protections as the higher-end clients. I'm with her on that. As far as the deal dying, I don't worry about it. I make it clear they will still owe me if the thing falls though and I have a signed contract that says so too (hence no contingency). I haven't lost on one yet (knock wood), but I'm wouldn't want to let it become a bigger part of my business. Brian G. The Poor Need to Know Too
