  1. Mechanical code is talking about a flue or hot surface next to the sheetrock, (Like using sheetrock to keep a flue from coming in contact with wood) while the building code is talking about fire walls for buying time to exit the building.
  2. I will not install a unit in a garage. Those dampers are in a 16 gauge sleeves inside the ductwork and then mechanically fastened. The fire caulk will not be in the way of the damper. I do agree with you about sealing the duct work. The duct does have tape on the connections (Not the best) but the unit itself has so many air leaks its hard to seal them all.
  3. Yes, but only for a time. Everything will burn. Some fire walls are manufactured from that material (1 or 1.5" thick) and a special paper is used for the skin.
  4. I understand, But I'm talking about a flat roof. If I was to write up a report, I would invest a bit more time. I will take the high road and thank you for the advice. It is appreciated.

  6. The one thing they all have in common is to keep the weather out. That roof needs to be torn down to the deck and replaced anything short of that is a incorrect. http://www.carlisle-ccw.com/ Maybe this? I'm not sure.

  8. They make probally manufacture the best roof you can buy. The roof in the pic needs to torn off and replaced with this. (my .02)

    I'm having a problem with one of my kids. She refuses to pay rent each week. When I was young, I paid my dad or I moved out. We bought her a car, we pay her car insurance, we buy all the food, and pay for all utilities. I ask for 20 bucks a week. This to her is far out of line. She has one bill, cell phone. She has a job, and has plenty of money in the bank but just thinks she should not have to pay anything at all. Being 21, I think the time has come. I want her to open her eyes and see whats out in the real world, hence, I thought this would be a good start. Is this outta line?

  12. I cover the entire floor and block all vents closed with insulation. Never open them.
  13. I say yep. Nice roof job. The one shingle under the neck could have some sealer on it.
  14. That pic will be around for a while. It should have a smoke detector and a fire extinguisher mounted on each side.
  15. A new chimney on an outside wall does not require a metal liner. If the flue or chimney is to large or needs repair, a liner will serve you best, as the link above points out. I gotta go do some duct blasting. later.
  16. My understanding is a properly sized, new, or well maintained chimney does not need a metal liner. Many older homes have a very large chimney that will be to large for proper draft or the thing is just falling apart inside, in that case you are correct. Is that what you are referring to Kurt?
  17. Sorry bout that. I did not want to mislead anyone. The term used on a job in GA was skuttle but I spelled it wrong and never really cared to look it up. I was just making an observation that I did not see any penetrations at roof level for the water to run out. Then the OP then pointed that out and posted more pics. Sorry bout that, guess I had the term wrong.
  18. When I have done tin work on a large building, I had to cut around and install a skuttle hole at the same level at the lowest point of the roof all the way around the building. These holes, or rather penitrations went through the parapet wall so no water would stand on the roof if the drains towards the center of the building happened to get clogged or blocked. You could roll a golf ball on the roof and right out the hole if you know what I mean. Scuttle (sp)
  19. Yeah I see from the pics now. I thought the skuttle holes had to exit at the lowest point? That roof looks as if it has been on for a long time, since Sept of 08 is a shocker. I had a 13,000 sq ft flat roof on my building. PITA!
  20. The roof is in very bad shape. I see no skuttle holes. The drains must be installed somewhere but I don't see them, and the chimney needs some attention. I can only imagine the moisture under the roof membrane.
  21. I just knew the installer was young, and wanted to ask to see if I was correct. Thats all.
  22. Its not the end of the world, but much is not up to par. I'm sure many will chime in. First off I would have a gas valve installed by the unit. Was the lead mechanic under 23-25 yrs old?

  24. The total time including inspection and paper work is about five hours per job.
