If its not working right, say so refer it to a competent HVAC contractor and move on. I see way to many of our guys try to diagnose a problem for a buyer or seller. If you tell them what you think is wrong and they try to correct it based on your thoughts - you've jumped into the middle of the liability loop instead of jumping out of it.
