  4. Thanks Bill. Can you educate me on the use of these cheater vents? I did see one small stack above the kitchen sink(through the roof). Small galvanized type vent pipe.

  6. That's a tough one for me Marc. The inspection was over three years ago. The fan is always optional on direct vent fireplaces, and the buyers very rarely have them installed. First time in over 12 years that I have heard this complaint.
  7. Sitting here reading this, and just trying to word something to this person, that won't completely insult them. Direct vent fireplace. "Missing fireplace blower, as part of the heating system: The gas fireplace has a recessed area behind a vent for a fireplace blower. None was installed. This is a heating, electrical and safety issue. Your omission was a glaring and material oversight in your report, and one that has and will directly cost me money because it was not operating efficiently for two winters until the missing fan was detected recently."
  8. I have seen that on some houses. I have seen both face nailed and blind nailed type installation. It's a pretty common product in our area. The main issue is the nailing to close to the butt edge's, or, over nailing the siding. Even though it is a cement based product, it still expands and contracts with the weather. Depending on the age of the home, the butt edges will either be caulked or flashed. The last picture you posted, I believe, is called pinning, which is used with blind nailed installs.

  11. First time I have seen that "effect" on EIFS Kurt. A bit caught of guard.

  13. Are those bug parts? I can't tell by the size of the pic. The top pic almost looks like frass from carpenter ants.
  14. The cracked floor tile appears to be just that, a cracked floor tile. Almost looks as if something dropped on it. If that is marble, and not installed correctly, it will crack. I can't tell much from the drywall pics. The pic of the wood trim. It's tough but, it looks as if water has wicked up quite a ways. It looks darket to me from the floor to about 8". If the inspector was getting a high moisture reading(did he/she use a moisture meter?), I would pull the wood trim to make sure it's not anything serious behind there.
  15. Any chance you have some photo's of the cracks? Exterior? Tough from the description to determine if they are settlement cracks, crappy drywall job or a structural type issue.
  16. I have already shared with my clients, my opinion, along with links and videos of reports on the panel. I was very clear that the panel should be replaced. All we can do is offer our opinion and provide evidence and reasoning. The rest is up to the client.

  22. My reports are only for my client, the one who actually signs my agreement. The report belongs to my client as they paid and signed for it. If I receive a call from someone that happens to "come across" their report, I explain that I cannot discuss the report findings with them. My liability ends with my client.
