  1. Visually, it caught my eye and I initially thought I might be getting punked with the board flipping up routine.
  2. Can't say that I have ever seen deck boards butted like this without some kind of support underneath it, or maybe I have and am having a stupid moment. Click to Enlarge 43.86 KB Click to Enlarge 35.38 KB
  3. Did you stage that?
  4. It has to meet the 30" wide by 36" deep rule.
  5. Have never heard of that brand. Will guess at 1977 however.
  6. I have always referred to it as the main trunk line.
  7. I used all of the terms just to be safe.[]
  8. The boot around the bottom of the roof vent(can). Is there a technical name for it? Just boot? Click to Enlarge 87.38 KB
  9. Must be a lack of experience. I have filled out quite a few of those forms and always check No Treatment Recommended when warranted. I would think that the person would be more concerned with his lack of ability to provide a competent WDI report. That's where the liability will catch up to him/her one day.
  10. As always, thanks Mike.
  11. Not a lot of stucco siding in my area. Are these cracks from a 9 year old home anything to be alarmed about? Click to Enlarge 33.72 KB Click to Enlarge 41.32 KB
  12. Home built in 1925. All window frames and "exposed surfaces on the exterior were sprayed with this "texture". I was told that it is under the vinyl siding as well. Guessing asbestos. Does it have a name? Click to Enlarge 46.94 KB Click to Enlarge 63.78 KB
  13. That's funny.
  14. Is there a minimum height for the service mast at the roof level? Click to Enlarge 80.36 KB
  15. I am not sure Kevin. It did have a thermal expansion tank installed.
  16. I am not familiar with this setup on this new water heater. What is the pipe connected to both water lines? Click to Enlarge 32.51 KB
  17. My guess is that someone had the left over equipment and subsequently installed it. I would still call it.
  18. Had this sent to me by a concerned college student parent. Her daughter is going to school in my area and she lives out of state. She was explaining to me about a mold condition, so I asked for a pic. This is what i got. How is the hell is a shroom growing up from the carpet(wall?)? And I am sure this didn't just appear over night. Click to Enlarge 80.05 KB
  19. The step crack doesn't appear to be newer. And if properly sealed/repaired, should be no issue. Were there any indications of structural damage in the interior of the home?
  20. The water heater was a replacement as the home was built in 1989. I am guessing the home owner did it. I didn't make a huge stink out of it. I explained what the manufacturer allows and that it really is up to the local muni. I cover a pretty broad area so I am not up to speed with every muni. Actually I have seen one area that allows it. All other new construction, it's still the 18" rule.
  21. I need some closure one way or another. For a gas water heater that is FVIR compliant, is the installation governed by the local muni or manufacturer installation instruction? Dealing with a 2007 built water heater sitting on the garage slab. Obviously it's OK with the manufacturer as the burner is enclosed, but, I am thinking that the local muni has final call.
  22. My vehicle was broken in to last week and one of the things stolen was my moisture meter. I had that one for quite some time so figured i would get a consensus on a replacement. I was using the Tramex Moisture Encounter plus. I have always used the non pin type so not sure i really need the "pin" type, but... Basically, just looking for some ideas. Maybe the Tramex is my best bet again, just want to be sure.
  23. I am not sure they were intending to include the attic within the conditioned envelope. The scuttle was small and there is very little head room in the cavity itself. Typically when I inspect these older homes, the batt insulation is installed against the interior wall of the attic cavity, but never the rafter bays.
  24. Can't say I have seen this before. Older home, insulation on the attic floor, and then they went and added firberglass batts. Would you be concerned that the batts are in touch with the deck? BTW, the batts are also blocking the continuous ridge vent(s). No soffit vents, 2 gable end vents. Click to Enlarge 45.1 KB Click to Enlarge 46.94 KB
  25. The furnace and water heater were running for quite some time. I am sure it was wind direction, but, it could actually be smelled from the deck above as well.
