  1. I couldn't get behind the washing machine/dryer stack but, there was no visible vent stack from the roof. This was an addition which had a different roof than the main home, no stack visible. On the main home, where the kitchen is located, the sewer stacks vent up on the outside of the home on the opposite side of the home from the kitchen. Old school cast iron type stacks. At first I thought that the pipe may be for the dishwasher(air gap), but again, I didn't see a vent stack through the roof or running up the side of the home.
  2. Looking for a vent stack code for these two beauties. One is associated with the kitchen and the other the laundry room. Home built in the late 1800's and recently "remodeled".   3. Jim, We do get an occasional freeze. Really just depends on the year. This past winter we had a bad cold snap that lasted about a week or so.
  4. This is a vacant home that we have an offer on. I believe the previous owner was intending on adding a glass type guard to the deck and ran out of money. Not much I will be able to do about the deck right away. We are going to have to rail it(we want to go cable), but those drain covers are driving me nuts. Same with the flat roof drains. Those damn pine needles:) BTW; the deck drains empty into 2-3" abs lines.

  8. I have always been by sq ft. Larger properties, like over 4000 sq ft, .14 cents a sq ft.

  14. New Bryant furnace, model 340AAV. I am not sure why this is bugging me but I have never seen where the air intake and the furnace discharge are routed through the same housing. What am I missing? I couldn't get on the roof of this one. Click to Enlarge 47.74 KB Click to Enlarge 40.57 KB
  15. New construction. The first floor half bath toilet is very slow to drain. Blockage? What else could cause this?

  18. Looks like gas flex connector to me.
  19. I see this type of staining all of the time with older plywood sheathing and as Mark stated, it's usually caused by poor ventilation. Be sure those soffit vents are clear(baffled) and the ridge vents(cans) are installed properly. All the roofers typically do is walk the roof and if it doesn't feel "soft", it's all good. If I were the owner, I would have replaced the sheathing same time as the shingles. BTW, I see in the first two pics that there is insulation blocking the soffit vents...
  20. I am being asked to do a humidity inspection on a property with one bath and numerous residents. Has anyone ever tackled something like this? I don't personally carry any tools to measure humidity levels. Sounds more like a ventilation issue.
  21. I am guessing there is no way to tell if they actually installed the VB now that it is finished?
  22. Vermiculite. Really hit and miss whether or not it contains asbestos. It depends on where in the mine it came from. http://www.epa.gov/asbestos/pubs/insulation.html
  23. Thanks Kurt. It is Amerec model AK7 e. If you're referring to the tile in the shower, I have no idea as the home was taken to stud and remodeled in 2007-08.
