  2. Well, since you mentioned that Chad. I will explain the nasty water thing. My wife decided to cram all of the end of week fridge leftovers into the disposal(disposer). We are now clogged! I guess I could have blacked that out huh!

  6. I went to their website and it states it is some kind of air exchanger? There were no openable windows in the unit. It was installed above one of those in wall dryer vent boxes. Could be a booster for that? http://www.iaqsource.com/product.php?product=111075

  13. Thanks guys. I too think that the water is a combination of sweating and ground water. It's a city feed.
  14. Today's first inspection. Water main, where it enters through the foundation, sweating like crazy. I think it's been doing it for quite a while as there was quite a puddle of water on the crawl floor. Water was stagnate. Mold growing on the plywood sub-floor. I am guessing high humidity would cause this? poor ventilation? both? Home was built in 63. Outside temp around 50 degrees.   15. I can't imagine the responses are going to be real helpful without some photo's. Sounds like a utility basement to me. Being from the west coast, I have no idea what a Michigan basement is;) Without actually seeing the bowing, it's really tough to make a call on repair.   17. Inspected a home that was approximately 800 sq ft. 90+ years old, but remodeled interior. 2 bed 1 bath, kitchen, living room, laundry room. The only heat source is a free standing gas stove in the family room. Kitchen is in a different location from the family room as is the bathroom and laundry room. Both bedrooms don't have a heat source. Is that a sufficient source of heat for that many rooms?

  19. Please help me with my laziness. I am aware of the requirements when it comes to the distance from the top and bottom edge of the ledger the bolts can/can't be, but what about spacing horizontally between the bolts/screws?   20. I have the same one. It is more than likely set on a schedule. Here is the user manual. The floor was already warm in that pic. The temp when on the "set" schedule, goes from 64-82 degrees.   24. Kurt, Good call. The only pants I wear on inspections. Great material and rugged as hell. I can carry the stuff I need for a basic inspection in the allotted pockets. If other stuff is needed, I simply go and get it. Kinda like Joe but without the voice recorder.
