My wife thought I was being a smart ass with her when she looked at the one with the proper manners and recipe's;) Anyway, this big ole ceiling fan just caught me off guard as I can't remember the last one I have seen installed here.   5. Funny you mention that Mike. Lat week I was called about a 2700sq ft house and I gave my usual quote. I didn't hear back until a few days later and the person called and said "weren't you the guy at $320?", I said uh no. And he hung up to never be heard from again! I refuse to sell my soul!
  6. 53 year old home that has obviously had some "updating". In this pic you see the washing machine drain line coming down to a "t". The run to the right goes horizontally along the crawl space floor and terminates outside the home with a "cleanout" at the top. The run to the left of the "t" goes into the drain system.   7. I would charge them .14 cents a square foot(minimum) so that equates out to about $1750.00. Report time on that alone is going to take quite some time.

  9. Can I throw a small wrench into your planning by recommending a heat pump system instead of a separate furnace/ac unit. Overall efficiency might be worth it.

  11. Amazing. The code states that the wall above the gas fireplace can be 117 degrees higher than the room temperature. That's roughly 180 degrees in an average room. I'd be sweating ballz!
  12. Just curious how you would inform your client of insulation that "may" contain asbestos. What about a client that is planning on updating the home with say, can lighting? What happen's to that vermiculite then? It's the naive and uneducated buyer that need's more hand holding from us(inspector's). Are you a home inspector? Couldn't tell by your profile. v/r
  13. I had a direct vent fireplace that while running, caused the wall above to become extremely hot. Everything I am reading states this is a normal reaction and not to worry. Just be sure not to mount the TV above it:) Anyone have a different experience/explanation? Is there a cure?

At points of penetration greater than 3 inches (76.2mm) from any edge of a stud, joist, plate etc., no protection is required. Tubing routed horizontally through studs shall be protected from puncture threats between the studs using shielding devices provided.

  19. I am amazed that anyone is taking the time to reply with an anonymous poster. They obviously have an agenda and really should just be handled like all of the other flamers that visit this site. Send them on their way... I feel bad for any professional that might have to interact with them.

  21. I am a big fan of Danner. I wear them in a military style for my military reserve duty and they have a great hiking type boot that I wear for the inspection side.
  22. I think the only time I have heard of any height requirements(from floor) is with manufactured homes. I don't think there is anything about panels in frame houses. You would think it would be required to be at a workable level.
  23. I think the flooring is vinyl and if it is wood burning, you know the answer to that one.
