  1. Thanks Mike, No there is no heat in the home as the only source was the in floor radiant type. I was just curious as to what was removed(type of system). Those are pex tubes coming out of the floor, the home was a basement type.
  2. Thanks guys. I knew the pic wasn't going to do much justice with regards to my question. The homeowner(also the builder), took the device that attached to the water heater. The hydronic heat is in floor, not radiator type. I went ahead and attached a pic of the water heater.
  3. I hate it when the response starts like that, it means I am about to be humbled;) I read where there are basically three types of hydronic systems; closed, indirect and open direct. I just didn't know if it was pssible to tell by the photo what type was installed in this home. http://www.radiantec.com/systems-sources/systems.php
  4. I would say that the use of spray foam would probably be better at filling the cracks, being more green etc..., just not sure if the extra cost is worth it. Check out a system called flash and batt. Which is a combo of both. You also have to factor in the area you live.
  5. Can anyone tell by the attached picture what kind of radiant heating system was used, ie; closed etc...? Click to Enlarge 35.22?KB Click to Enlarge 43.94 KB
  6. I have the Olight Triton M30, with a smaller Fenix as backup.
  7. Damn it Kurt!
  8. I initially went from Maglite to Surefire(nice difference) and then went from the Surefire to Olight, the difference is amazing. Only thing that sucks is the battery life.
  9. Thanks Marc.
  10. This is a newly constructed home. Hopefully the pic does it justice but those are individual concrete blocks/pavers. The grass has taken over. Is "pavers" the right term for these? Entire driveway was covered with these. Click to Enlarge 75.12 KB
  11. Marc, How are they not properly installed? I remember watching a Simpson StrongTie video on the installation of these and that is how they did it.
  12. The crawl had some moisture issues all stemming from the slope of the property. It ran down toward the home and I was shocked to not find water related issues in the garage itself. All kinds of foundation seepage going on and I think it is all related. No drain on either side of that driveway. From what I could tell, the water run off just dumped at the corner where the date on that pic is located.
  13. That's what I did Kurt. He wants the buyer to "patch" it.
  14. It was not worthy of posting. Came out terrible. I will attach a different one where I am pointing out a driveway settlement issue. You can kinda see what I am talking about below the siding.
  15. Sorry my picture of the missing concrete came out crappy. I see this every now and then and am curious what the consensus is on reporting it. I sometimes see spots on the foundation stem wall where the concrete(a small section) has broken off, usually where a metal strap is located. I know it's not a structural concern. Do you call it/mention on the report? Click to Enlarge 41.57 KB
  16. Damn I mis-spoke with my question sorry about that Bill. I realize now that it was coated with a fire retardant. [:-paperba
  17. That's about the depth that I see with that stuff John. On a side note, Bill have you ever had a client test this stuff to determine if asbestos was actually present?
  18. I better start checking YouTube for this kayaking adventure.
  19. Damn, he left all that good food on the grill!
  20. Not fair! Share the pics...
  21. Anyone have a computer version of the 2006 UPC available for me to reference? If so, please e-mail to; robjones@southsoundinspection.com Thanks
  22. Danka.
  23. This was located below the hallway bathroom sink. Relatively small 1200 sq ft home. Circulation pump of some kind? Click to Enlarge 91.36 KB
  24. I typically see small dig out near the drain line where it exits the foundation. This one seems a bit much. The footer looks undermined. It was tough to get a good pic. 5 year old home. Click to Enlarge 64.93 KB Click to Enlarge 60.69 KB
