Stakeholders include: The home owner The home buyer The real estate agents The appraiser The mortgage broker The insurance agent The closing attorney or escrow company The title company HUD/FHA on some homes And I am sure several others that might become involved in the transaction at some point.
  2. My lovely wife controls our A/C, this is the reason I have a scroll compressor! Try telling a woman who is having hot flashes that she can't turn the A/C on when it is 50f degrees outside! When mommas happy everyone is happy!

  4. I must say that for the most part, home inspectors are very negative in their observations and opinions. Anything positive is put to the side; overlooked or seldom mentioned. This is a major flaw of being a home inspector. Not all inspectors fall into this category, but those are few and far between. What I have a hard time understanding is why the battle over ASHI changing is still rampant? It is done with and as of last Friday 94.7% of members and C2 members have signed up and are supporting the change. So if you did sign up for the ASHI Experience wouldn’t it be easier to support it instead of trying to tear it down? As for the argument of ASHI being transparent? If you belong to ASHI you can access the last BoD (April, 2004) meeting minutes including a balance sheet for ASHI. You can also find many other documents including committee reports and assigned task for the upcoming year, work plans and the Strategic Plan of ASHI. Go to the members section and look under documents. I would call that a major change in the transparency of ASHI compared to the past. It is so easy to be negative when you are trying to find fault with something. Try to look at the benefits and if you can’t overpower your negative attitude than it is best to trod your own path toward a dismal way of life.

Tell me about brinks, tell me about relationships with Realtors, tell me about the financial, tell me about the minutes, tell me about home link, tell me about concierge and I'll listen. And please do not get in the gutter and do not insult me. I believe you are honest but I also believe that you are blinded by your unyielding love for ASHI. Captain If you read the new ASHI CoE you will find the answers to most if not all of your questions. The new CoE is the reason that the USInspect folks and NPI folks say they are leaving ASHI from what I understand. They are too strict and limit their solicitation of additional services. As for working with Realtors, if you don't like it don't do it! It does not bother me one bit to get referrals and to ask for business from Realtors. The majority of inspectors from across the country have seen have the same opinion from what I have seen.
  6. Another view of this issue it that it really does not matter to anyone if you chose to leave an organization. Sure you will be missed by some if you were active in the organization, but after a few months you will have been replaced by another person who filled your slot. After a short period of time things will be rolling along back up to full speed as if nothing ever happened. I learned a long time ago that everyone is replaceable, and the moment that a person thinks that they are not replaceable is the moment they need to be replaced.
  7. Is it just being held in place with the sealant? Looks like the sink has bracket holders on the sides. Is it possible that a bracket of some type is to be mounted on the underside of the counter top and the sink fitted into place? Might be worth a trip to the Big Orange Box to see if you can spot a similar type sink.

  10. It's hard to tell but it looks like the material is 3-4 feet in width almost like roll roofing, but it also looks like an EPDM or PVC material.
  11. I have a couple of carpet sample squares that I put my LG ladder on if I need to use it inside of a house, I also have an old bed sheet that I put down if needed. Hint: Do not use the carpet squares on wood or tile floors!.

  13. Brian, You don't have to got to Tampa to see gators! Come on down to the lovely 68,000 Ross Barnett Reservoir in Jackson! They just pulled out 9 gators all around 12 feet in length! They Game and Wildlife folk's had too many complaints of missing dogs from the area!
  14. I think they are around 30lbs. Go with a Little Giant 17'. About the same price, but it is a little longer when folded down. 14.5' will not get you on many roofs safely.

  16. I seldom make note of it in my reports. My inspection agreement and report both state that I am not on an asbestos hunt. If I find it wrapped around the HVAC ducts, sheets of transite in furnace or utility rooms/closets I will make a note of it and tell them that this is suspect and if they want to find out it needs to be tested. But as for reporting all of the possible building products in a home that could contain it; No I do not.
  17. I have been using a Compaq IPAQ 3765, I am using the expansion pack with an extra battery built into the pack and it will run for about 6 hours with no problems. The battery in the 3765 will last for about 2 hours and that is with the back light on bright. I turn the unit on and off to help save the battery. I going to replace my 3765 soon and I have been looking at the Dell Axim X3i, it is smaller than the Compaq has a larger screen and it is about $200 less than a comparable Compaq/HP PDA. I do not know a thing about the battery on the Dell however, I asked a guy at the Dell store at Chicago O'Hare and he said it is rated for 3-5 hours on time, it depends on the back light settings, etc.
  18. Yes, it is possible that they could contain asbestos fibers. You don't know until you have them tested.
  19. I use 3D and the PDA program. I have been doing it this way for about three years. Yes it does take a little getting use to and it might add sometime to your inspection at first but once you learn how to use it, I think you will like it. I use my PDA like a note pad. I am not trying to complete the report onsite so I don't fill in everything. When I get back to my office I Sync it to my main computer open the report, merge any photos and complete the report. It takes me about 30 minutes on the average to complete and email a report to my customer compared to two hours when I had to transcribe everything from a legal pad into the computer.

  22. The Sto settlement was around $15 per sf of EIFS. On the average it takes around $22-$25 per sf to tear off and replace with another cladding like stucco from what I have seen first hand.
  23. If I am not mistaken the Sto class action settlement ended about two years ago. I wonder how long this has been in the works.
  24. I wonder if he opted out of all of the EIFS class action settlements?
