Leighton Jantz
This isn't an inspection for me, I've just noticed these houses near my home that overlook a golf course. If this was an inspection, what if anything would you say about these homes built on a man-made rise, on the edge of a steep hill? Personally, this area wouldn't be my first choice to build my home. John Kogel
I'd find cracks in the driveways and take pictures of those. No cracks, I'd report what is there, with plenty of exterior shots. Maybe they drove piles (pilings) 40 feet down, we don't know. But in 5 years, there will be some signs if there is any movement at all. It's the first few years that are going to be in question. Could ask for engineering reports or just recommend the client obtain reports.
Jim Baird
There are code requirements relating to distance of a footing from the edge of slopes above a certain steepness (maybe >1in3).
Leighton Jantz
An engineers report is a good idea. I usually recommend, especially to first time buyers to retain receipts of any major purchases ie. roofing, furnace etc. for when they eventually sell.
